Chapter 36 of the St. Louis Park City Code is hereby amended by adding underscored text and deleting strikethrough text. Section breaks are represented by ***. Section 36-4 Definitions *** Self-Storage Facility means any real property designed and used for the purpose of renting or leasing individual storage space to individuals, organizations, or businesses who are to have access to such facility for the purpose of storing and removing personal property; a self-storage facility is not a warehouse/storage facility. *** Section 36-243 I-P industrial park district *** (c) Uses permitted with conditions. *** (13) Self-storage facility. The conditions are as follows: a. No hazardous or flammable materials shall be stored on site. b. No auctions, commercial sales/rentals, garage sales, or other activities not consistent with the approved storage use shall be conducted on the premises. c. No separate, dedicated utility connections, namely, electricity, water, telephone, cable TV, or gas, will be provided to the individual units. d. No unit within a self-storage facility shall be utilized as a place of business. e. Outdoor storage is permitted with the following conditions: 1. Only commercial and recreational vehicles may be stored outside. 2. The vehicles must be properly licensed and in operable condition. 3. The outdoor storage area shall not exceed ten percent of the property size. 4. The outdoor storage area shall be located in the interior of the site. 5. The outdoor storage area shall be screened from view from surrounding properties with a 15-foot landscaped buffer consisting of an 8-foot privacy fence and trees. *** Section 36-244 I-G general industrial district *** (c) Uses permitted with conditions. *** (18) Self-storage facility.
