HomeMy WebLinkAbout96-31 - ADMIN Resolution - City Council - 1996/03/04RESOLUTION NO. 96-31 RESOLUTION GIVING APPROVAL FOR PRELIMINARY PLAT OF VICTORIA PONDS WITH CERTAIN VARIANCES TO THE PLATTING REQUIREMENTS BE IT RESOLVED BY the City Council of St. Louis Park: Findings 1. SVK Development, Inc. owner and subdivider of the land proposed to be platted as Victoria Ponds have submitted an application for approval of preliminary plat with variances of said subdivision in the manner required for platting of land under the St. Louis Park Ordinance Code, and all proceedings have been duly had thereunder. 2. The proposed plat has been found to be in all respects consistent with the City Plan and the regulations and requirements of the laws of the State of Minnesota and the ordinances of the City of St. Louis Park. 3. The proposed plat is situated upon the following described lands in Hennepin County, Minnesota, to -wit: See Attached Exhibit A - Legal Description Conclusion 1. The proposed preliminary plat of Victoria Ponds (including attached Exhibit B - Preliminary Plat, Exhibit C - Preliminary Site Plan, Exhibit D - Preliminary Grading Plan and Exhibit E - Preliminary Utility Plan) is hereby approved and accepted by the City as being in accord and conformity with all ordinances, City plans and regulations of the City of St. Louis Park and the laws of the State of Minnesota, subject to the following conditions: 1. Conveyance of Outlot D to the City for inclusion in the regional trail system; 2. Dedication to the City of a 40 feet wide utility easement along the entire length of the southern property line for maintenance of an existing sanitary sewer line; 3. Dedication of other drainage and utility easements as shown on the proposed preliminary plat; 4. Approval of variances to the Subdivision Regulations to allow a private street system, undevelopable outlots, and utility easements as approved in accordance with the following findings: a. The proposed project will constitute a desirable and stable community development; and b. The proposed project will be in harmony with other areas 5. Compliance with the conditions of approval in the resolution approving a Conditional Use Permit for the property including required revisions to the plan exhibits (see attached CUP resolution). 6. . Prior to City Council consideration of the final plat, the City Fire Marshal shall give his approval to the project which would include, but not be limited to, the width and configuration of the street design. Minnesota. Tying northerly, northeasterly and easterly of the following described line; Commencing at the most northerly corner of said Lot I, thence southwesterly along the northwesterly line of said Lot I. on an assumed bearing of South 70 degrees 31 minutes 00 seconds West a distance of 51.29 feet to the point of beginning of the line to be described; thence South 32 degrees 20 minutes 34 seconds East a distance of 141.70 feet to a point on the southeasterly line of said Lot 1, said southeasterly line being the northwesterly line of Rhode Island Avenue and said line there termininating.
