LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT AN ADDITION TO AN EXISTING VEHICLE MAINTENANCE SHOP AND GARAGE FOR PROPERTY ZONED C-2 COMMERCIAL DISTRICT LOCATED AT 6400 WALKER STREET AND 6525 LAKE STREET WEST BE IT RESOLVED BY the City Council of the City of St. Louis Park: Findings 1. The St. Louis Park School District has made application to the City Council for a Conditional Use Permit under Section 14:5-5.3(D)(3) of the St. Louis Park Ordinance Code for the purpose of permitting an addition to an existing vehicle maintenance shop and garage within a C-2 Commercial District located at 6400 Walker Street and 6525 Lake Street West for the legal description as follows, to -wit: Lots 1 through 43 inclusive, Block 3 and Lots 1 through 20 inclusive, Block 4 including adjacent 1/2 of streets and alleys vacated "Rearrangement of St. Louis Park" (Abstract) 2. The City Council has considered the advice and recommendation of the Planning Commission (Case No. 94 -47 -CUP) and the effect of the proposed expansion to an existing vehicle maintenance shop and garage on the health, safety and welfare of the occupants of the surrounding lands, existing and anticipated traffic conditions, the effect on values of properties in the surrounding area, the effect of the use on the Comprehensive Plan, and compliance with the intent of the Zoning Ordinance. 3. The Council has determined that the proposed expansion to an existing vehicle maintenance shop and garage will not be detrimental to the health, safety, or general welfare of the community nor will it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding property values, and the proposed expansion to an existing vehicle maintenance shop is in harmony with the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. 4. The contentwof Planning Case File 94 -47 -CUP are hereby entered into and made part of the public hearing record and the record of decision for this case. Conclusion J �n The onditional Use Permit to permit the proposed expansion to an existing vehicle maintenance shop and garage at the location described is granted based on the findings;set forth above and subject to the following conditions: ' 5 ' I.j 1. The site shall be developed, used and maintained in accordance with Exhibit A - Addition and Alterations to- Grounds Shop—Title Sheet, Site & Roof Plan Details; Exhibit B - Elevations; and Exhibit C - Street Frontage Landscaping Plan; such documents incorporated by reference herein. 2.
