RESOLUTION GIVING APPROVAL FOR PRELIMINARY AND FINAL PLAT OF
BELL ADDITION
AND GRANTING VARIANCES FOR
FRONT YARD SETBACKS FOR YARDS FACING
PARKDALE DRIVE AND CEDAR LAKE ROAD
BE IT RESOLVED BY the City Council of St. Louis Park:
Findines
1. Gary M. Bell and Kapak Corporation owners and subdividers of the land
proposed to be platted as Bell Addition have submitted an application for approval of
preliminary and final plat of said subdivision in the manner required for platting of land
under the St. Louis Park Ordinance Code, and all proceedings have been duly had
thereunder.
2. Owners and subdividers have also applied for variances in front yard setbacks
from Parkdale Drive and Cedar Lake Road.
3. The proposed preliminary and final plat has been found to be in all respects
consistent with the City Plan and the regulations and requirements of the laws of the State
of Minnesota and the ordinances of the City of St. Louis Park.
4. The front yard variances meet the criteria listed in Section 14-311(1) of the
Ordinance Code.
5. The proposed plat is situated upon the following described lands in Hennepin
County, Minnesota, to -wit:

Conclusion
1. The proposed preliminary and final plat of Bell Addition is hereby approved
and accepted by the City as being generally in accord and conformity with all ordinances,
City plans and regulations of the City of St. Louis Park and the laws of the State of
Minnesota and the City Clerk is directed to approve and execute the plat after the following
have occurred:
a. The final plat has been modified to contain a form for approval of the City as
specified in Section 14-303(3)(e) of the St. Lois Prak Ordinance Code.
b. The City Attorney has approved the plat as provided in Sections 14-303(d) and
(e) of the St. Louis Park Code.

c. The ordinance vacating the utility easements in the Maytag Addition has
become effective.
2. The City Clerk is hereby directed to supply two certified copies of this
Resolution to the above-named owner and subdivider, who is the applicant herein.
3. The Mayor and City Manager are hereby authorized to execute all contracts
required herein.
4. Execution of the plat by the City Clerk, as required under Section 14-
303(3)(e), shall be conclusive showing of proper compliance therewith by the subdivider and
City officials charged with duties above described and shall entitle such plat to be placed on
record forthwith without further formality.
5. The City Council hereby grants front yard variances from the required front
yard setback of 50 feet to allow a setback of 34.9 feet from Parkdale Drive and a setback of
38.30 feet from Cedar Lake Road (County Road 16).
