LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT OUTDOOR STORAGE FOR PROPERTY ZONED I-1, INDUSTRIAL DISTRICT LOCATED AT 7320 OXFORD STREET BE IT RESOLVED BY the City Council of the City of St. Louis Park: Findings 1. R. L.Johnson Investment Co., Inc. (Omni Mechanical, Inc./U.S. West) has made application to the City Council for a special permit under Section 14-171(6)(z) of the St. Louis Park Ordinance Code for the purpose of outdoor storage within a I-1, Industrial District, located at 7320 Oxford Street for the legal description as follows, to -wit: That part of the Southeasterly 60 feet of the Chicago, Milwaukee, St. Paul and Pacific Railroad 166 foot wide parcel of land extending across the East half of the Northwest Quarter, Section 20, Township 117 North, Range 21 West, which lies Easterly of a line 683.7 feet easterly of and parallel to the West line of the said East Half of Said Northwest Quarter, which lies Southwesterly of a line drawn Northwesterly at right angles to the Southeasterly line of said Tract A from a point on said Southeasterly line distant 404.00 feet Northeasterly of the Southwest corner of said Tract A. (Abstract) and That part of Tract A, Registered Land Survey No. 1045, Files of Registrar of Titles, County of Hennepin, which lies Southwesterly of a line drawn Northwesterly at right angles to the Southeasterly line of said Tract A from a point on said Southeasterly line distant 404.00 feet Northeasterly of the Southwest corner ofsaid Tract A. (Torrens Certificate No. 563458 1/2) 2. The City Council has considered the advice and recommendation of the Planning Commission (Case No. 90 -70 -SP) and the effect of the proposed outdoor storage on the health, safety and welfare of the occupants of the surrounding lands, existing and anticipated traffic conditions, the effect on values of properties in the surrounding' area, the effect of the use on the Comprehensive Plan, and compliance with the intent of the Zoning Ordinance. 3. The Council has determined that the outdoor storage will not be detrimental to the health, safety, or general welfare of the community nor will it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding property values, and the proposed outdoor storage is in harmony with the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. KL 4. The contents of Planning Case File 90 -70 -SP are hereby entered into and made part of the public hearing record and the record of decision for this case. Conclusion The special permit to permit outdoor storage at the location described is granted based on the findings set forth above and subject to the following conditions: 1. The site shall be developed, used and maintained in accordance with Exhibit A - Site Plan, such documents incorporated by reference herein. 2. The fence shown on Exhibit A shall be a 6 foot high chain link fence with wooden inserts for screening purposes. 3. That six (6) 5 foot evergreen trees be placed in the front yard set back between the proposed fence and Oxford Street. 4. That all improvements be completed prior to issuance of a Certificate of Occupancy.
