RESOLUTION GIVING APPROVAL FOR FINAL PLAT OF
PARK WOOD FIRST ADDITION
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings

1. Lang -Nelson Associates, Inc. and Eugene Louismet, owners and subdividers of
the land proposed to be platted as Parkwood First Addition have submitted an application
for approval of final plat of said subdivision in the manner required for platting of land
under the St. Louis Park Ordinance Code, and all proceedings have been duly had thereunder.
2. The proposed final plat has been found to be in all respects consistent with
the City Plan and the regulations and requirements of the laws of the State of Minnesota
and the ordinances of the City of St. Louis Park.
3. The proposed plat is situated upon the following described lands in Hennepin
County, Minnesota, to -wit:
That part of the Southwest 1/4 of the Northwest 1/4 of Section 31, Township
29, Range 24, lying North of the South 336.2 feet thereof, as measured along
the West line of said Northwest 1/4, Westerly of the westerly right-of-way line
of State Highway No. 100 per County Recorder Doc. No. 2108397 and Southerly
of a line bearing South 57 degrees 23 minutes 18 seconds East from a point in
the West line of said Southwest 1/4 of the Northwest 1/4 (said West line at
this point assumed to bear North) 340.01 feet South, as measured along said
West line, from the Northwest corner of the Southwest 1/4 of the Northwest 1/4
a distance of 764.35 feet, more or less, to said Westerly right of way line of
State Highway No. 100 EXCEPT that part of the West 150 feet thereof lying
Southerly of a line parallel with and 150 feet Southwesterly of the Northeasterly
line of the above described tract and:
That part of the Southwest Quarter of the Northwest Quarter of Section 31,
Township 29, Range 24, described as follows:
Commencing at a point in the West line of said Southwest Quarter of the
Northwest Quarter, distant 336.2 feet North of the Southwest corner of said
Southwest Quarter of the Northwest Quarter; thence Northerly along said west
line of the Southwest Quarter of the Northwest Quarter to a point distant
518.08 feet South of the Northwest corner of said Southwest Quarter. of the
Northwest Quarter; thence Southeasterly, deflecting to the right 122 degrees
36 minutes 42 seconds, to an intersection with a line parallel with and 150
feet east of the West line of said Southwest Quarter of the Northwest Quarter,
thence Southerly along said parallel line a distance of 107.31 feet to the point
of beginning of the tract of land to be described; thence continuing Southerly
along said parallel line a distance of 162.90 feet; thence Westerly, deflecting
to the right 90 degrees 00 minutes 00 seconds, a distance of 3.50 feet; thence
Northerly, deflecting to the right 90 degrees 00 minutes 00 seconds, a distance
of 162.90 feet; thence Easterly, deflecting to the right 90 degrees 00 minutes
00 seconds, a distance of 3.50 feet to the point of beginning.
Conclusion
1. The proposed final plat of Parkwood First Addition is hereby approved and
accepted by the City as being in accord and conformity with all ordinances, City plans
and regulations of the City of St. Louis Park and the laws of the State of Minnesota,
provided, however, that this approval is made subject to the opinion of the City Attorney
and Certification by the City Clerk as provided for in Sections 14-303(3)(d) and (e) of the
St. Louis Park Ordinance Code.
2. The City Clerk is hereby directed to supply two certified copies of this
Resolution to the above-named owner and subdivider, who is the applicant herein.
3. The Mayor and City Manager are hereby authorized to execute all contracts
required herein, and the City Clerk is hereby directed to execute the certificate of
approval on behalf of the City Council upon the said plat when all of the conditions set
forth in Paragraph No. 1 above and Section 14-303(3)(e) of the St. Louis Park Ordinance
Code have been fulfilled.
4. Such execution of the certificate upon said plat by the City Clerk, as required
under Section 14-303(3)(e), shall be conclusive showing of proper compliance therewith by
the subdivider and City officials charged with duties above-described and shall entitle
such plat to be placed on record forthwith without further formality.
