A RESOLUTION ACCEPTING LAND FOR DEDICATION OF
EASEMENT FOR UTILITY AND DRAINAGE PURPOSES
LOT 3, BLOCK 1, BELTLINE BUSINESS PARK
WHEREAS, Frantz Klodt and Sons, Inc. as a condition to vacate a utility and
drainage easement, agreed to donate to the City certain property for utility and
drainage 'use; and
WHEREAS, the City attorney has advised the City Council that Frantz Klodt
and Sons, Inc. do, in fact, have good title to the subject property, which is legally
described as;
Lot 3, Block 1, Beltline Business Park
WHEREAS, the dedication and easement over the above described parcel is
described as follows:
A permanent easement for utility and drainage purposes over, under, and
across that part of Lot 3, Block 1, BELTLINE BUSINESS PARK, according
to the recorded plat thereof, Hennepin County, Minnesota, described as
follows:
Commencing at the most southwesterly corner of said Lot 3; thence
on an assumed bearing of North 20 degrees 01 minutes 20 seconds
West along a southwesterly line of said Lot 3 a distance of 219.35
feet to the intersection with the south line of Park Glen Road as
dedicated in said BELTLINE BUSINESS PARK; thence North 69
degrees 58 minutes 40 seconds East, along said south line, 33.46
feet to a point of curvature of a nontangential curve in said South
line; thence southeasterly, easterly and northeasterly, along the
right-of-way line of said Park Glen Road, 175.81 feet, along said
nontangential curve, concave to the northwest, having a radius of
60.00 feet and a central angle of 167 degrees 53 minutes 16
seconds, the chord -of said curve bears North 51 degrees 24 minutes
34 seconds East to the point of beginning; thence North 74 degrees
58 minutes 40 seconds East, not tangent to last described curve,
91.77 feet; thence northeasterly 113.73 feet along a tangential
curve, concave. to the south, having a radius of 1096.00 feet and
a central angle of 05 degrees 56 minutes 44 seconds; thence South
20 degrees 01 minutes 20 seconds East, not tangent to last described
curve, 198.81 feet to the intersection with the south line of said
Lot 3; thence westerly along the south line of said Lot 3, and along
a nontangential curve 67.32 feet, concave to the southeast, having
a radius of 9632.80 feet and a central angle of 00 degrees 24
minutes 02 seconds, the chord of said curve bears South 65 degrees
09 minutes 39 seconds West; thence North 24 degrees 18 minutes
09 seconds West, not tangent to last described curve 200.79 feet;
thence South 69 degrees 58 minutes 40 seconds West 122.42 feet
to the easterly line of said Park Glen Road; thence northerly along
said east line 28.26 feet to the point of beginning.
WHEREAS, a deed has been presented to the City of St. Louis Park conveying
the utility and drainage easement to the City;
NOW THEREFORE BE IT RESOLVED, that the deed of said above described
property is hereby accepted, and the City Clerk is authorized and directed to file
the deed in the office of the Hennepin County Registrar of Title.
