RESOLUTION GIVING APPROVAL FOR FINAL PLAT OF
DOMINIUM ADDITION
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings
1. St. Louis Park Housing Partners, a Minnesota Limited Partnership, owners and
subdividers of the land proposed to be platted as Dominium Addition, have submitted an
application for approval of final plat of said subdivision in the manner required for platting
of land under the St. Louis Park Ordinance Code, and all proceedings have been duly had
thereunder.
2. The proposed final plat has been found to be in all respects consistent with
the City Plan and the regulations and requirements of the laws of the State of Minnesota
and the ordinances of the City of St. Louis Park.
3. The proposed plat is situated upon the following described lands in Hennepin
County, Minnesota, to -wit:
Par. 1• Lots 42 to 48 inclusive, That part of the adjoining alley vacated lying west of the center line thereof
and between the extensions across it of the South line of said Lot 42, the North line of said Lot 48, all
to Block 316, "Rearrangement of St. Louis Park". according to the recorded plat thereof.
Par. 2 Lots 1, 2 and 3, Block 316, "Rearrangement of St Louis Park", together with that part of the adjoining
alley vacated lying East of the center line thereof and between the extensions across it of the North line
of said Lot 1 and the South line of said Lot 3. according to the recorded plat thereof.
Par. 3. Lots 2 and 3, "Auditor's Subdivision Number 327. Hennepin County. Minnesota", Also that part of the
adjoining vacated Oregon Avenue lying between the extensions across it of the North and South lines of
said Lot 2; also that part of the vacated alley adjoining said part of Lot 2 lying East of the center line
of said alley and between the extensions across it of the North and the South lines of said Lot 2. and
also that part of the vacated alley adjoining said Lot 3 lying West of the center line thereof and between
the extensions across 1t of the North and South lines of said Lot 3.
Par 4 All of the following described tracts
Lot 1, 'Auditor's Subdivision Number 327. Hennepin County, Minnesota'.
That part of Lot 6. Block 323, "Rearrangement of St. Louis Park" described as commencing at the
Southeast corner of Lot 10. said Block 323, thence Southerly along the Westerly line of Lot 6 to the
South line thereof. thence East on the South line of Lot 6 to a point 40 feet West from the Southeast
corner of said Lot 6; thence Northerly parallel with the Westerly line of Lot 6 to the intersection
with the Southerly line of said Lot 10 produced. thence West to the point of beginning except State
Highway, also excepting all that part of Lot 6 lying South of State Highway No. 7; according to the
recorded plats thereof.
Except that part thereof which lies Southeasterly of the following described line. commencing at a point
in the Northerly line of state Highway No. 7, 40 feet Westerly of the Easterly line of said Lot 6. thence
continuing Westerly along said Northerly line of State Highway No. 7 a distance of 84.28 feet to the actual
point of beginning of the line to be described, thence Northeasterly 110.90 feet along a tangential curve
concave to the Northwest. radius of 104.44 feet, central angle of 60 degrees 50 minutes 21 seconds, and a
chord that bears North 49 degrees 24 minutes 42 seconds East to a point on the Easterly extension of the
Southerly line of Lot 10 in said Block 323, distant 55.67 feet Westerly from the Easterly line of said Lot
6 and there terminating.
Par 5. Lots 40 and 41. Block 316, Rearrangement of St. Louts Park, together with that part of the West Half of
the vacated alley adjoining Lots 40 and 41. Block 316. Rearrangement of St louts Park, and which Iles
between the south line of said Lot 40 extended. and the north line of said lot 41 extended. according to
the recorded plat thereof
Par 6 That part of Lot 6, Block 323, REARRANGEMENT OF ST LOUIS PARK, Hennepin County, Minnesota. and that part
of vacated Hurst Street which is described as follows Commencing at the angle point on the north line of
Lot 1, AUDITOR'S SUBDIVISION NO 327, Hennepin County. Minnesota. thence South 56 degrees 50 minutes 56
seconds East (assumed bearing) along the northeasterly line of said Lot 1 a distance of 144.18 feet to the
intersection with the northeasterly contlnuatlon of the westerly line of said Lot 6 and point of beginning
of the tract to be described, thence southerly 227 58 feet along a nontangential curve concave to the
west, radius of 1145.92 feet. central angle of 11 degrees 22 minutes 45 seconds, and a chord that bears
South 13 degrees 18 minutes 08 seconds West to the easterly extension of the south line of Lot 10. said
Block 323. thence North 89 degrees 56 minutes 56 seconds West. not tangent to last described curve. along
said easterly extension of the south line of Lot 10 a distance of 56 33 feet to the westerly line of said
Lot 6, thence northeasterly along the westerly line of said Lot 6 and its northeasterly continuation,
along a nontangential curve which is concave to the southeast. central angle of 23 degrees 08 minutes 27
seconds, radius of 614 00 feet. chord bearing of North 26 degrees 09 minutes 53 seconds East, an arc
length of 247.98 feet to the point of beginning
Par. 7 That part of adjoining vacated Oregon Avenue as shown on the recorded plat of "Rearrangement of St. Louis
Park which lies between extensions across It of the north line of Lot 1, Block 316 in said plat and the
south line of Lot 3 to said Block 316. EXCEPT that part of said Oregon Avenue which lies within the
circumference of a circle having a radius of 65.00 feet. The center of said circle is described as
follows
Beginning at the northwest corner of Lot 1 in said "Auditor's Subdivision No. 327, Hennepin County,
Minnesota", thence on an assumed bearing of South 89 degrees 56 minutes 56 seconds East along the
north line of said Lot 1, a distance of 24.00 feet, thence North 0 degrees 03 minutes 04 seconds East
a distance of 36.00 feet to the center of said circle
Conclusion
1. The proposed final plat of Dominium Addition is hereby approved and accepted
by the City as being in accord and conformity with all ordinances, City plans and
regulations of the City of St. Louis Park and the laws of the State of Minnesota, subject
to the following condition:
a. All utilites shall be placed underground.
provided, however, that this approval is made subject to Certification by the City Clerk
as provided for in Section 14-303(3)(e) of the St. Louis Park Ordinance Code.
2. The City Clerk is hereby directed to supply two certified copies of this
Resolution to the above-named owner and subdivider, who is the applicant herein.
3. The Mayor and City Manager are hereby authorized to execute all contracts
required herein, and the City Clerk is hereby directed to execute the certificate of
approval on behalf of the City Council upon the said plat when all of the conditions set
forth in Paragraph No. 1 above and Section 14-303(3)(e) of the St. Louis Park Ordinance
Code have been fulfilled.
4. Such execution of the certificate upon said plat by the City Clerk, as required
under Section 14-303(3)(e), shall be conclusive showing of proper compliance therewith by
the subdivider and City officials charged with duties above-described and shall entitle
such plat to be placed on record forthwith without further formality.
