A RESOLUTION GRANTING PERMIT UNDER SECTION 14-124(2Xa) OF THE
ZONING ORDINANCE TO PERMIT THE EXPANSION OF A TENNIS FACILITY FOR
PROPERTY LOCATED IN THE DDD, DIVERSIFIED DEVELOPMENT DISTRICT AT
5525 CEDAR LAKE ROAD.
BE IT RESOLVED BY the City Council of the City of St. Louis Park:
Findin
1. Normandale Tennis Clubs, Inc. has made application to the City Council for a
special permit under Section 14-124(2Xa) of the St. Louis Park Ordinance Code for the
purpose of expanding a tennis facility located at 5525 Cedar Lake Road for the legal
description as follows, to -wit:
That part of east 460 feet of Government Lot 1 in Section 9, Township 117,
Range 21 lying northerly of railroad right-of-way and southerly of the center
line of old County Road No. 16; also that part of west 40 feet of Section 31,
Township 29, Range 24 lying northerly of railroad right-of-way and southerly of
new County Road No. 16, except road (Abstract)
2. The City Council has considered the advice and recommendation of the Planning
Commission (Case No. 85 -9 -SP) and the effect of the proposed tennis facility expansion
on the health, safety and welfare of the occupants of the surrounding lands, existing and
anticipated traffic conditions, the effect on values of properties in the surrounding area,
the effect of the use on the Comprehensive Plan, and compliance with the intent of the
Zoning Ordinance.
3. The Council has determined that the tennis facility expansion will not be detrimental
to the health, safety, or general welfare of the community nor will it cause serious traffic
congestion nor hazards, nor will it seriously depreciate surrounding property values, and
the proposed tennis facility expansion is in harmony with the general purpose and intent
of the Zoning Ordinance and the Comprehensive Plan.
Conclusion
The special permit to permit expansion of a tennis facility at the location described
granted based on the findings set forth above and subject to the following conditions:
1. The site shall be developed, used and maintained in accordance with Exhibit E - Site
Plan and Landscaping Plan; Exhibit F - Site Plan; and Exhibit G - Grading Plan.
(Exhibits are on file in the City Development Department at the City of St. Louis Park.)
2. The use and operation of the air supported structure shall be in accordance with the
Policy on Air Supported Structures, City of St. Louis Park.
3. The parcel of property on which the tennis court addition is located shall be combined
with the parcel on which the main racquet and swim club building is located prior to
the issuance of a certificate of occupancy for the new addition.
4. All improvements shall be completed by October 31, 1985.
