A RESOLUTION RESCINDING RESOLUTION NO. 6632 ADOPTED ON September
2, 1980 AND GRANTING PERMIT UNDER SECTION 14-124(2) OF THE ST. LOUIS
PARK ORDINANCE CODE RELATING TO ZONING TO ALLOW CONSTRUCTION
OF A 60 -UNIT CONDOMINIUM DEVELOPMENT FOR PROPERTY LOCATED IN
THE DDD, DIVERSIFIED DEVELOPMENT DISTRICT AT 2010-2060 RIDGE DRIVE
WHEREAS, Darrel A. Farr Development Corporation has made application to the City
Council for a special permit under Section 14-124.101 of the St. Louis Park Ordinance
Code to allow construction of a 60 -unit condominium development at 2010-2060 Ridge
Drive within a DDD, Diversified Development District having the following legal description:
That part of Government Lot 1, Section 9, Township 117, Range 21 lying
northerly of the Burlington Northern Railway right -of way and lying southerly
of the center line of Old Cedar Lake Road and lying westerly of a line 743.7
feet west of, measured at a right angle to and parallel with the west line of
the Northwest Quarter of Section 31, Township 29, Range 24, and its northerly
extension.
WHEREAS, the City Council has considered the advice and recommendation of the
Planning Commission (Case Nos. 80 -62 -SP and 85 -1 -SP) and the effect of the proposed
60 -UNIT condominium development on the health, safety, and welfare of the occupants of
the surrounding lands, existing and anticipated traffic conditions, the effect on values of
properties in the surrounding area and the effect of the use on the Comprehensive Plan; and
WHEREAS, a special permit was issued regarding the subject property pursuant to
Resolution No. 6632 of the St. Louis Park City Council dated September 2, 1980 which
contained conditions applicable to said property; and
WHEREAS, due to changed circumstances, amendments to those conditions are now
necessary, requiring the amendment of that special permit; and
WHEREAS, it is the intent of this resolution to continue and restate the conditions
of the permit granted by Resolution No. 6632, to add the amendments now required, and
to consolidate all conditions applicable to the subject property in this resolution;
NOW THEREFORE BE IT RESOLVED that Resolution No. 6632 is hereby rescinded
and replaced by this resolution which continues and amends a special permit to the subject
property for the purposes of permitting a 60 -unit condominium development within the
DDD, Diversified Development District at the location described above based on the
following conditions:
1. That the site be developed, used and maintained in accordance with Exhibit
A, Site Plan; Exhibit B, Landscape Plan; Exhibit C, Front Elevation; Exhibit
E, Side Elevation; Exhibit F, Floor Plan, except as modified by City Development
on August 14, 1980. (Exhibits are on file in the City Development Department.)
2. The Final Plat be prepared and plan/specifications for construction of the
necessary utilities be approved as required by the subdivision ordinance.
3. That all garages be designed to provide adequate space for storage of bicycles
and necessary trash receptacles.
4. That there be no outside storage of trash except for placement of trash
facilities out of doors on the day of pick-up.
5. That all construction including roadway improvements, curbing, driveways,
landscaping, pathway construction, and outside decorative lighting be completed
by June 15, 1982.
6. That 17 addtional parking stalls as contained in Exhibit G (applicable only to
the 17 additional parking spaces) are hereby approved with the condition that
the trees which will be removed shall be replaced and additional landscaping
shall be provided around the new parking areas. Said additional parking stalls
shall be provided and landscaping improvements completed by May 15, 1985.
