RESOLUTION GIVING APPROVAL FOR FINAL PLAT OF
THE FEDERATION ADDITION
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings
1. Minneapolis Federation for Jewish Service, owners and subdividers of the land
proposed to be platted as The Federation Addition have submitted an application for
approval, of final plat of said subdivision in the manner required for platting of land under
the St. Louis Park Ordinance Code, and all proceedings have been duly had thereunder.
2. The proposed final plat has been found to be in all respects consistent with
the City Plan and the regulations and requirements of the laws of the State of Minnesota
and the ordinances of the City of St. Louis Park.
3. The proposed plat is situated upon the following described lands in Hennepin
County, Minnesota, to -wit:
That part of Tracts A, B and C, Registered Land Survey No. 885,
Files of the Registrar of Titles, Hennepin County, Minnesota
Iq described as follows:
Beginning at the intersection of the easterly line of said
Tract C with the north line of the south 200.00 feet of
the Southwest Quarter of Section 18, Township 117, Range
21; thence on an assumed bearing of South 88 degrees
39 minutes 09 seconds West along said north line a
distance of 183.86 feet; thence North 10 degrees 38
minutes 08 seconds West a distance of 443.51 feet; thence
North 4 degrees 11 minutes 00 seconds West a distance
of 551.14 feet; thence North 10 degrees 12 minutes 57
seconds West a distance of 400.40 feet; thence North 88
degrees 27 minutes 32 seconds East a distance of 154.91
feet; thence North 54 degrees 12 minutes 24 seconds East
a distance of 85.66 feet; thence easterly and southeasterly
a distance of 601.53 feet along a non-tangential curve
concave to the south, having a radius of 1095.92 feet,
a central angle of 31 degrees 26 minutes 54 seconds and
a chord which bears South 72 degrees 32 minutes 57
seconds East; thence South 56 degrees 49 minutes 30
seconds East, tangent to said curve, a distance of 49.23
feet to the easterly line of said Tract B; thence southerly
along the easterly line of said Tracts B and C to the
point of beginning.
Conclusion
1. The proposed final plat of The Federation Addition is hereby approved and
accepted by the City as being in accord and conformity with all ordinances, City plans
and regulations of the City of St. Louis Park and the laws of the State of Minnesota,
subject to the following conditions:
(1) All utilities including but not limited to gas, electric, telephone, sewer, water,
and cable t.v. be placed underground.
(2) Final covenant documents be presented to the City prior to filing the plat
providing for protection of the uses, open space areas, drainage and pond, and
other features of the Final General PUD Plan and this plat to meet City
requirements.
(3) The subdivider execute a subdivision contract providing for the installation of
the required improvements.
provided, however, that this approval is made subject to Certification by the City Clerk
as provided for in Section 14-303(3Xe) of the St. Louis Park Ordinance Code.
2. The City Clerk is hereby directed to supply two certified copies of this
Resolution to the above-named owner and subdivider, who is the applicant herein.
3. The Mayor and City Manager are hereby authorized to execute all contracts
required herein, and the City Clerk is hereby directed to execute the certificate of
approval on behalf of the City Council upon the said plat when all of the conditions set
forth in Paragraph No. 1 above and Section 14-303(3Xe) of the St. Louis Park Ordinance
Code have been fulfilled. 10
4. Such execution of the certificate upon said plat by the City Clerk, as required
under Section 14-303(3Xe), shall be conclusive showing of proper compliance therewith by
the subdivider and City officials charged with duties above-described and shall entitle
such plat to be placed on record forthwith without further formality.
