CONCLUSION
NOW THEREFORE BE IT -RESOLVED that Resolution No. 85-101 (filed as Document
No. 1661705) is hereby rescinded and replaced by this resolution which continues and
amends a special permit to the subject property for the purposes of permitting a 262,200
square foot office building and parking facility within the DDD, Diversified Development
District at the location described above based on the following conditions:
1. That the site be developed, used and maintained in accordance with Exhibit A - Site
Plan; Exhibit B - Grading and Utilities; Exhibit C - Site Development and Lighting;
Exhibit D - Landscape Plan; Exhibit E - Parking Allocation; Exhibit F - Building
Elevations; Exhibit G -- Floor Level -Plan; -Exhibit H - Ground Floor Plan; Exhibit I
- Second Floor; Exhibit J - Typical Floor Plan; Exhibit K - Tenth Floor Plan; Exhibit
L - Eleventh Floor Plan; Exhibit M - Penthouse Plan; and Exhibit N - Parking Ramp
Elevations, except as modified by City Development on June 14, 1985. (Exhibits are
on file in the City Development Department at the City of St. Louis Park.) As an
alternative, the applicant (at the applicant's discretion) may provide off-street parking,
ramps and restriping of the lot located on the south side such that the proposed
262,200 square foot office tower may be constructed and striped as shown on
Exhibit O - Alternative Parking Plan. If the City Council, in its sole discretion,
determines that parking for the complex is inadequate, the applicant hereby agrees
to provide additional parking to meet the 3.9 parking ratio.
2. That all walkways and improvements to public right-of-way are subject to submission
of construction plans and final approval of the City.
3. That easements be provided for transit stops where requested.
4. That the applicant hereby agrees to construct another level on the parking ramp
should the City determine parking on the site to be inadequate.
5. That all utilities be placed underground and proper provisions for water augmentation
in landscaped areas be provided.
6. Where the plan interfaces with previously approved special permits, that necessary
adjustments be made at the transitional points to insure continuity and proper transition.
7. That a provision for a landscaped walkway area to connect the site to the west be
provided generally along the south side of the subject building.
8. That all improvements including buildings, roadways, pedestrian ways, plazas, parking
areas, and all other improvements as provided for on the exhibits be completed by
October 15, 1987.
