A RESOLUTION GRANTING PERMIT UNDER SECTION 14-171 OF THE
ST. LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT
AN OPEN SALE AND RENTAL LOT FOR MOTOR VEHICLES FOR
PROPERTY LOCATED IN THE I-1, INDUSTRIAL DISTRICT, AT 2231
EDGEWOOD AVENUE SOUTH.
BE IT RESOLVED BY the City Council of the City of St. Louis Park:
Findings
1. L. E. Gottstein et al Trustees (Leland and Mary Gottstein) has made application
to the City Council for a special permit under Section 14-171 of the St. Louis Park
Ordinance Code for the purpose of permitting an open sale and rental lot for motor
vehicles located at 2231 Edgewood Avenue South for the legal description as follows, to -wit,
South 231 feet of Tract B, except road, Registered Land Survey 916
(Torrens Cert No. 599894)
2. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 84 -95 -SP) and the effect of the proposed open sale and
rental lot for motor vehicles on the health, safety and welfare of the occupants of the
surrounding lands, existing and anticipated traffic conditions, the effect on values of
properties in the surrounding area, the effect of the use on the Comprehensive Plan, and
compliance with the intent of the Zoning Ordinance.
3. The Council has determined that ,the proposed open sale and rental lot for
motor vehicles will not be detrimental to the health, safety, or general welfare of the
community nor will it cause serious traffic congestion nor hazards, nor will it seriously
depreciate surrounding property values, and the proposed open sale and rental lot for
motor vehicles is in harmony with the general purpose and intent of the Zoning Ordinance
and the Comprehensive Plan.
Conclusion
The special permit to permit an open sale and rental lot for motor vehicles at the location
described is granted based on the findings set forth above and subject to the following
conditions:
1) That the site be developed, used and maintained in accordance with Exhibit
A, Site Plan; Exhibit B, Exterior Elevations. (Exhibits on file in the City
Development Department at the City of St. Louis Park.)
2) Outdoor storage area for leased and for sale vehicles is limited to the
fenced in area on the east side of the building and not to exceed 22,200
sq. ft.
3) All lighting be directed away from residential property.
4) All drainage is subject to the approval of the City Engineer.
