LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT A MINOR AUTOMOTIVE REPAIR FACILITY FOR PROPERTY LOCATED IN THE I-1, INDUSTRIAL DISTRICT, AT 6221 CAMBRIDGE STREET BE IT RESOLVED BY the City Council of the City of St. Louis Park: Findings 1. Gene Anderson has made application to the City Council for a special permit under Sections 14-156(18) and 14-171(3) of the St. Louis Park Ordinance Code for the purpose of permitting a minor automotive repair facility located at 6221 Cambridge Street for the legal description as follows, to -wit: Block 69, "Rearrangement of St. Louis Park" beginning at northwest corner of Block 69 Rearrangement of St. Louis Park; thence south to southwest corner thereof; thence east to southeast corner of Lot 9, Block 69, St. Louis Park; thence northwesterly to beginning including all of adjacent vacated 39th Street West and including east 1/2 of adjacent Colorado Avenut vacated and including that part of west 1/2 of Colorado Avenue vacated lying northeasterly of a line drawn from north- west corner of Block 79 Rearrangement of St. Louis Park to south- west corner of Block 69 in said rearrangement and including all of east -west alley vacated lying westerly of a line running southeasterly from northwest corner of said block 69 to south- east corner of said Lot 9, Block 69 and lying east of west line of said Block 69 (Abstract) 2. The City Council has considered the advice and recommendatidn:, pf the. Planning Commission (Case No. 83 -103 -SP)) and the effect of the proposed minor aittomotivey repair facility on the health, safety and welfare of the occupants of the su�ioo� ding lands, existing and anticipated traffic conditions, the effect on values of prop�l�ags •ins',, the surrounding area, the effect of the use on the Comprehensive Plan, and comp nee• with the intent of the Zoning Ordinance. ' 3. The Council has determined that the proposed minor automotive repair 'fa iiityiL`, will not be detrimental to the health, safety, or general welfare of the community W&_- Will I % it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding it property values, and the proposed minor automotive repair facility is in harmony *ItN the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. Conclusion The special permit to permit a minor automotive repair facility at the location described is granted based on the findings set forth above and subject to the following conditions:,,, 1) The site shall be developed, used and maintained in accordance with Exhibit A, Site Plan as modified by the Planning Department to show the landscaping in front of the building, and Exhibit B, Floor Plan. 2) Minor automotive repair useage in the building be limited to 9,176 square feet of floor area, and subject to all of the requirements of the Ordinance including: a) All work, servicing and repair shall take place within a totally enclosed building. b) There shall be no outside storage or display of goods, equipment or trash. c) All lights on the site must be directed away from any residential property. d) No vehicle shall be stored or continuously parked on the site for more than 60 hours. ec All refuse shall be stored in a totally enclosed refuse room in the principal building which shall be protected with an automatic fire suppression device. f) All building faces must meet the architectural control ordinance. 3) All uses included within the building must not have a total parking requirement in excess of the parking legally provided on the site. iL 4)' All improvements to the site shall be completed by May 15, 1984.
