HomeMy WebLinkAbout7522 - ADMIN Resolution - City Council - 1983/12/19r RESOLUTION NO. 7522 RESOLUTION GIVING APPROVAL FOR FINAL PLAT OF SUNSET RIDGE 2ND ADDITION BE IT RESOLVED BY the City Council fo St. Louis Park: Findings 1. Darrel A. Farr Development Corporation, owners and subdividers of the land proposed to be platted as Sunset Ridge 2nd Addition have submitted an application for approval of final plat of said subdivision in the manner required for platting of land under the St. Louis Park Ordinance Code, and all proceedings have been duly had thereunder. 2. The proposed final plat has been found to be in all respects consistent with the City Plan and the regulations and requirements of the laws of the State of Minnesota and the ordinances of the City of St. Louis Park. 3. The proposed plat is situated upon the following described lands in Hennepin County, Minnesota, to -wit: t 1 That part of Government Lot 1, Section 9, Township 117, Range 21, described as follows: Commencing at the Southwest corner of said Government Lot 1; thence North 88 degrees 04 minutes 40 seconds East, assumed bearing, along the South line of said Government Lot 1 a distance of 438.47 feet to the Northerly line of the Burlington Northern Inc. Railroad right of way; thence north 72 degrees 50 minutes 00 seconds East along said right-of-way line 181.32 feet to the Southwesterly line of FARRS SUNSET RIDGE 3rd ADDITION; thence north 78 degrees 30 minutes 00 seconds West along said Southwestelry line 265.00 feet; thence North 40 degrees 00 minutes 00 seconds West along said Southwestelry line a distance of 107.91 feet to the point of beginning of the tract of land to be herein described; thence continuing North 40 degrees 00 minutes 00 seconds West 297.09 feet; thence North 22 degrees 56 minutes 24 seconds East 414.42 feet to the Southwesterly corner of FARRS SUNSET RIDGE; thence South 77 degrees 41 minutes 56 seconds East along the South line of said FARRS SUNSET RIDGE 356.09 feet; thence South 20 degrees 01 minutes 19 seconds West 288.62 feet; thence Southeasterly on a tangential curve to the left having a radius of 95.00 feet, a delta angle of 54 degrees 54 minutes 42 seconds a distance of 91.04 feet to the Northwest corner of said FARRS SUNSET RIDGE 3rd ADDITION; thence South 55 degrees 06 minutes 37 seconds West along the Northwesterly line of said FARRS SUNSET RIDGE 3RD ADDITION 40.00 feet; thence South 64 degrees 00 minutes 00 seconds West along said Northwesterly line 29.90 feet; thence South 50 degrees 52 minutes 39 seconds West along said Northwesterly line 220.82 feet to the point of beginning Conclusion 1. The proposed final plat of Sunset Ridge 2nd Addition is hereby approved and accepted by the City as being in accord and conformity with all ordinances, City plans r and regulations of the City of St. Louis Park and the laws of the State of Minnesota, subject to the following conditions: 1. The subdivider shall enter into a subdivision contract for the utility improvements which are to become public provided, however, that this approval is made subject to Certification by the City Clerk as provided for in Section 14-303(3Xe) of the St. Louis Park Ordinance Code. 2. The City Clerk is hereby directed to file a certified copy of this Resolution in the Office of the Register of Deeds and Registrar of Titles for their use as required by M.S.A. 471.29. 3. The City Clerk is hereby directed to supply a certified copy of this Resolution to the above-named owner and subdivider, who is the applicant herein. 4. The Mayor and City Manager are hereby authorized to execute all contracts required herein, and the City Clerk is hereby directed to execute the certificate of approval on behalf of the City Council upon the said plat when all of the conditions set forth in Paragraph No. 1 above and Section 14-303(3Xe) of the St. Louis Park Ordinance Code have been fulfilled. 5. Such execution of the certificate upon said plat by the City Clerk, as required under Section 14-303(3Xe), shall be conclusive showing of proper compliance therewith by the subdivider and City officials charged with duties above-described and shall entitle such plat to be placed on record forthwith without further formality.
