HomeMy WebLinkAbout7468 - ADMIN Resolution - City Council - 1983/09/06r 1 RESOLUTION NO. 7468 RESOLUTION GIVING APPROVAL FOR FINAL PLAT OF Sunset Ridge Business Park BE IT RESOLVED BY the City Council of St. Louis Park: Findings '1. Farr Commercial, Inc. and Lot Surveys Company, Inc., owners and subdividers of the land proposed to be platted as Sunset Ridge Business Park have submitted an application for approval of final plat of said subdivision in the manner required for platting of land under the St. Louis Park Ordinance Code, and all proceedings have been duly had thereunder. 2. The proposed final plat has been found to be in all respects consistent with the City Plan and the regulations and requirements of the laws of the State of Minnesota and the ordinances of the City of St. Louis Park. 3. The proposed plat is situated upon the following described lands in Hennepin County, Minnesota, to -wit: Sunset Ridge Business Park located on the south side of Cedar Lake Road near the intersection of Zarthan Avenue Conclusion 1. The proposed final plat of Sunset Ridge Business Park is hereby approved and accepted by the City as being in accord and conformity with all ordinances, City plans and regulations of the City of St. Louis Park and the laws of the State of Minnesota, subject to the following conditions: 1. Minimum floor elevation for the lowest floor shall be at or above 173.7 for any building located in the F-2, Flood Plain District. 2. All utilities serving the site or within the plat shall be underground. 3. The association documents be modified to include the water main as being the responsibility of the association. 4. A variance to permit Lots 1, 2, 5, 9, 10 and 11 without frontage on a public road be permitted under provisions of Section 14.311 (1)(2) and (3) provided Lot 12 is perpetually available and used for access to and from such lots to Cedar Lake Road. 1 5. Use of the property in accordance with the site plan and development plans approved by special permit. provided, however, that this approval is made subject to Certification by the City Clerk as provided for in Section 14-303(3)(e) of the St. Louis Park Ordinance Code. 2. The City Clerk is hereby directed to file a certified copy of this Resolution in the Office of the Register of Deeds and Registrar of Titles for their use as required by M.S.A. 471.29. 3. The City Clerk is hereby directed to supply a certified copy of this Resolution to the above-named owner and subdivider, who is the applicant herein. 4. The Mayor and City Manager are hereby authorized to execute all contracts required herein, and the City Clerk is hereby directed to execute the certificate of approval on behalf of the City Council upon the said plat when all of the conditions set forth • in Paragraph No. 1 above and Section 14-303(3)(e) of the St. Louis Park Ordinance Code have been fulfilled. 5. Such execution of the certificate upon said plat by the City Clerk, as required under Section 14-303(3)(e), shall be conclusive showing of proper compliance therewith by the subdivider and City officials charged with duties above-described and shall entitle such plat to be placed on record forthwith without further formality.
