A RESOLUTION GRANTING PERMIT UNDER SECTION 14-124 OF THE
ST. LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT
EXPANSION OF A MINI STORAGE FACILITY FOR PROPERTY LOCATED
IN THE DDD, DIVERSIFIED DEVELOPMENT DISTRICT, AT 5607 CEDAR
LAKE ROAD
BE IT RESOLVED BY the City Council of the City of St. Louis Park:
Findings
1. E -Z Mini Storage Company has made application to the City Council for a
special permit under Section 14-124 of the St. Louis Park Ordinance Code for the purpose
of expanding a mini storage facility located at 5607 Cedar Lake Road for the legal
description as follows, to -wit:
That part of the west 283.7 feet of the East 743.7 feet of Government
Lot 1, Section 9, Township 117 North, Range 21 West of the 5th Principal
Meridian, lying northerly of the Burlington Northern, Inc. right of way
which lies southerly of the center line of Old Cedar Lake Road
2. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 83 -24 -SP) and the effect of the proposed expansion of a
mini storage facility on the health, safety and welfare of the occupants of the surrounding
lands, existing and anticipated traffic conditions, the effect on values of properties in
the surrounding area, the effect of the use on the Comprehensive Plan, and compliance
with the intent of the Zoning Ordinance.
3. The Council has determined that the expansion of a mini storage facility will
not be detrimental to the health, safety, or general welfare of the community nor will
it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding
property values, and the proposed expansion of a mini storage facility is in harmony with
the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan.

Conclusion
The special permit to permit expansion of a mini storage facility at the location described
is granted based on the findings set forth above and subject to the following conditions:
1. That the site be designed, used, and maintained in accordance with
Exhibit A, Site Plan with Landscaping, except that the landscaping on
the westerly lot line consists of 1 Honeysuckle Zable planted 5 foot on
center totaling at least 132 shrubs extending from the north end of the
parking lot to the existing garage on the Sunset Ridge Condominium, a
distance of approximately 660 feet and 1 Virginia Creeper planted 10
foot on center totaling at least 66 plants adjacent to the fence along
said 660 feet and further that the 15 spaces identified along the west
property line be deleted; Exhibit B, Plan Elevations Sections—Front;
Exhibit C, Revised Grading Plan (Exhibits are on file at City Hall)
2. Permitted uses include only inside storage/warehousing, office, and one
residential unit to be occupied by a person(s) responsible for supervision
of the site and its usage. There shall be no outside storage or other
use allowed.
3. No lighting shall be permitted unless located on the buildings and shielded
so that no direct rays penetrate to or beyond the property line.
4. All improvements including buildings, curbing, landscaping, barbed wire
removal, parking, drainage and other elements on the exhibits be
completed by May 15, 1984.
