LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT AN OFFICE BUILDING FOR PROPERTY LOCATED IN THE R-4, MULTIPLE FAMILY RESIDENCE DISTRICT, AT 3040 INGLEWOOD AVENUE SOUTH " BE IT RESOLVED BY the City Council of the City of St. Louis Park: Findings 1. James G. Thompson has made application to the City Council for a special permit under Section 14-141 of the St. Louis Park Ordinance Code for the purpose of permitting an office building located at 3040 Inglewood Avenue South for the legal description as follows, to -wit: - Lot 8, Block 1, Manhattan Park First Addition, except street 2. The City Council has considered the advice and recommendation of the Planning Commission (Case No. 83 -5 -SP) and the effect of the proposed office building on the health, safety and welfare of the occupants of the surrounding lands, existing and anticipated traffic conditions, the effect on values of properties in the surrounding area, the effect of the use on the Comprehensive Plan, and compliance with the intent of the Zoning Ordinance. 3. The Council has determined that the proposed office building will not be detrimental to the health, safety, or general welfare of the community nor will it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding property values, and the proposed office building is in harmony with the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. Conclusion The special permit to permit an office building at the location described is granted based on the findings set forth above and subject to the following conditions: 1. The site be developed, used and maintained in accordance with Exhibit A, Site Plan, and Exhibit B, Elevations. 2. No more than 1,040 square feet shall be used for office space. 3. No residential use of the property shall be made while being used for office space. 4. The basement shall not be used for office space. Storage in the basement is permitted. 5. Total sign area allowed is six square feet. 6. All improvements including surfacing, parking lot striping, landscaping, and other elements as shown on the exhibits shall be completed by October 15, 1983.
