RESOLUTION GIVING APPROVAL FOR FINAL
PLAT OF LOHMAN'S AMHURST 2ND ADDITION
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings
1. The Cheyenne Land Company, owners and subdividers of the land proposed
to be platted as Lohman's Amhurst 2nd Addition, has submitted an application
for approval of final plat of said subdivision in the manner required for
platting of land under the St. Louis Park Ordinance Code, and all proceedings
have been duly had thereunder.
2. The subdivider wishes to develop the area approved on the preliminary
plat in stages and Section 14-303(3) provides for a final plat which comprises
a portion of the area covered by the preliminary plat.
3. The proposed final plat has been found to be in all respects consistent
with the City Plan and the regulations and requirements of the laws of the
State of Minnesota and the ordinances of the City of St. Louis Park.
4. The proposed plat is situated upon the following described lands in
Hennepin County; Minnesota, to -wit:
That part of the Southerly 411.27 feet of Tract A, Registered Land Survey No. 885,
Files of Registrar of Titles, County of Hennepin, as measured at right angles to
the Southerly line thereof, lying northerly of the north line of Section 19, Town-
ship 117, Range 21 and lying westerly and Northerly of the following described line:
Beginning at the northeast corner of the plat Lohman's Amhurst (said point being on
the most easterly line of said plat and on the north line of West 36th Street as
shown therein); thence run southeasterly along a curve concave to the southwest
having a radius of 1753.86 feet (delta angle 12 degrees 58 minutes 01 seconds,
chord bearing south 20 degrees 51 minutes 33 seconds East) for a distance of
396.92 feet; thence South 4 degrees 18 minutes 38 seconds East for a distance of
186.73 feet; thence deflect right along a tangential curve having a radius of
884.93 feet; (delta angle 44 degrees 39 minutes 57 seconds) for a distance of
689.86 feet; thence tangent to said curve for a distance of 276.92 feet; thence
deflect left along a tangential curve having a radius of 510.74 feet (delta
angle 51 degrees 26 minutes 09 seconds) for a distance of 458.50 feet; thence
tangent to said curve for a distance of 6.23 feet; thence deflect along a tangen-
tial curve to the right having a radius of 75.0 feet (delta angle 89 degree 47
minutes 01 seconds) for a distance of 117.53 feet; thence run westerly to a point
in the west line of said Tract A distant 258.32 feet south of the south line of
the Southwest Quarter of Section 18, Township 117, Range 21 (said West line having
a bearing of North 0 degrees 42 minutes West) and there terminating. ALSO

That part of Tract A lying North of the South line of Section 18, Township 117,
Range 21, except that part of the southerly 411.27 feet of Tract A, as measured at
right angles to the Southerly line thereof, lying Westerly of the following described
line
Beginning at a point in the West line of said Tract A, 139.3 feet North of the
southwest corner of Section 18, Township 117, Range 21; thence deflecting 83 degrees
37 minutes 20 seconds to the right and running Easterly 870 feet to the actual point
of beginning of the line to be described; thence deflecting 124 degrees 30 minutes
to the right and running Southwesterly 315 feet to the beginning of a curve to the
right having a radius of 410 feet; thence running Southwesterly along said curve to
the Southerly line of said Tract A and there terminating, Registered Land Survey
No. 885, Files of Registrar of Titles, County of Hennepin.
which lies Westerly and Northwesterly of the following described Line A:
Line A
Beginning at the southwest corner of said Section 18: thence North 88 degrees 40
minutes East a distance of 1402.04 feet; thence North 20 degrees 24 minutes East
a distance of 949.7 feet; thence North 36 degrees 48 minutes West a distance of
926.0 feet to a point hereby designated and hereafter referred to as "Point A";
thence South 53 degrees 12 minutes West a distance of 143.0 feet; thence South 36
degrees 48 minutes East a distance of 100.0 feet to the actual point of beginning
of the line to be described; thence along a tangential curve to the right with a
radius of 620.50 feet (delta angle 64°10 minutes, tangent distance 388.99 feet)
a distance of 694.91. feet; thence South 27 degrees 22 minutes West along tangent
to last described curve a distance of 100.00 feet; thence South 28 degrees 23 minutes
55 seconds West a distance of 570.39 feet to the termination of Line A, said point of
termination being more particularly described as follows:
Beginning at a point in the West line of the aforesaid Tract A, 139.3 feet
North of the southwest corner of Section 18, Township 117, Range 21; thence
deflecting 83 degrees 37 minutes 20 seconds to the right and running easterly
870 feet to the point of termination of said Line A;
except that part thereof which lies North of the following described Line 1 and East
of'the following described Line 2:
Line 1
Commencing at the aforedesignated "Point A"; thence North 36 degrees 48 minutes
West a distance of 108.01 feet to the actual point of beginning of Line 1; thence
West a distance of 729.16 feet and there terminating.
Line 2
Commencing at the termination of the aforedescribed line 1; thence North a distance
of 250.0 feet and there terminating.

For purpose of this description the South line of the Southwest Quarter of said
Section 18 shall be designated as a line bearing North 88 degrees 40 minutes East.
which lies westerly of the following described line:
Beginning at the intersection of the north line of said Tract A with the above
described Line 2; thence southerly along said Line to the intersection with the
above described Line 1; thence easterly along said Line 1 a distance of 351.48
feet; thence southeasterly 396.92 feet along a non-tangential curve, concave to
the southwest, having a radius of 1753.86 feet and a central angle of 12 degrees
58 minutes 01 seconds, the chord of said curve bears South 20 degrees 51 minutes
33 seconds East; thence South 4 degrees 18 minutes 38 seconds East, not tangent
to the last described curve, 186.73 feet; thence southwesterly 689.86 feet along
a tangential curve, concave to the northwest, having a radius of 884.93 feet and a
central angle of 44 degrees 39 minutes 57 seconds; thence South 40 degrees 21 minutes
19 seconds West, tangent to last described curve, 276.92 feet; thence southwesterly
458.50 feet along a tangential curve, concave to the southeast having a radius of
510.74 feet and a central angle of 51 degrees 26 minutes 09 seconds and said line
there terminating, except Lohman's Amhurst, according to the recorded plat thereof.
which lies Southerly of the following described line:
Beginning at the southwest corner of said LOHMAN'S AMHURST; thence easterly, southerly,
and northeasterly along the boundary line of said LOHMAN'S AMHURST to the southeast
corner of said LOHMAN'S AMHURST; thence on an assumed bearing of North,29 degrees.
East along a easterly line of said LOHMAN'S AMHURST a distance of 67 degrees 30
minutes East 171.28 feet; thence North 40 degrees 21 minutes 19 seconds East 5.21
feet; thence South 49 degrees 38 minutes 41 seconds East 50.00 feet to the inter=
section of the easterly line of the above described tract and said line there
terminating.
Conclusion
1. The proposed final plat of Lohman's Amhurst 2nd Addition is hereby
approved and accepted by the City as being in accord and conformity with
all ordinances, City plans and regulations of the City of St. Louis Park
and the laws of the State of Minnesota, subject to the following condition:
a) That all utilities including gas, telephone, electrical,
cable t.v. and the like be placed underground
2. The City Clerk is hereby directed to file a certified copy of this
Resolution in the Office of the Register of Deeds and Registrar of Titles
for their use as required by M.S.A. 471.29.
3. The City Clerk is hereby directed to supply,a certified copy of this
Resolution to the above-named owner and,subdivi=den who is the applicant herein.

4. The Mayor and City Manager are hereby authorized to execute all con-
tracts required herein, and the City Clerk is hereby directed to execute
the certificate of approval on behalf of the City Council upon the said
plat when all of the conditions set forth in Paragraph No. 1 above and
Section 14-303(3)(e) of the St. Louis Park Ordinance Code have been fulfilled.
5. Such execution of the certificate upon said plat by the City Clerk,
as required under Section 14-303(3)(e), shall be conclusive showing of proper
compliance therewith by the subdivider and City officials charged with duties
above-described and shall entitle such plat to be placed on record forthwith
without further formality.
