A RESOLUTION GRANTING PERMIT UNDER SECTION 14-156(9)
OF THE ST. LOUIS PARK ORDINANCE CODE RELATING TO ZONING
TO PERMIT A WAREHOUSE ADDITION FOR PROPERTY LOCATED IN
THE B-2, BUSINESS DISTRICT, AT 3986 ALABAMA AVENUE
BE IT RESOLVED BY the City Council of the City of St. Louis Park:
Findings
1. D & L Associates, Inc. has made application to the City ;ouncil for
a special permit under Section 14-156(9) of the St. Louis Park Ordinance Code
for the purpose of constructing a warehouse addition located at 3986 Alabama
Avenue for the legal description as follows, to -wit:
Lot 10, Block 3, Brookview Park Addition to
St. Louis Park, except the South 0.2 feet of
the east 75 feet thereof.
2. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 81 -65 -SP) and the effect of the proposed ware-
house addition on the health, safety and welfare of the occupants of the
surrounding lands,existing and anticipated traffic conditions, the effect
on values of properties in the surrounding area, the effect of the use on
the Comprehensive Plan, and compliance with the intent of the Zoning Ordinance.
3. The Council has determined that the proposed warehouse addition will
not be detrimental to the health, safety or general welfare of the community
nor will it cause serious traffic congestion nor hazards nor will it seriously
depreciate surrounding property values, and the proposed warehouse addition is
in harmony with the general purpose and intent of the Zoning Ordinance and the
Comprehensive Plan.
Conclusion
The special permit to permit construction of a warehouse addition at the
location described is granted based on the findings set forth above and subject
to the following conditions:
1) The site be developed, used and maintained in accordance
with Exhibit A, Site Plan/Roof Plan and Exhibit B, Elevations.
2) There shall be no outdoor storage of trash or other materials.
3) Fire protection shall be addressed by another window
on the rear half of the south wall of the addition.
Basement occupancy shall not be allowed without a
second means of egress.
4) All building and improvements on the site shall be
completed by May 30, 1982.
