A RESOLUTION GRANTING PERMIT UNDER SECTION 14-156(15) OF THE ST. LOUIS
PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT A MOTOR FUEL STATION
FOR PROPERTY LOCATED IN THE B-2, GENERAL BUSINESS DISTRICT, AT 7000
WEST LAKE STREET
BE IT RESOLVED BY the City Council of the City of St. Louis Park:
Findings
1. Holiday Stationstores, Inc. has made application to the City Council
for a special permit under Section 14-156(15) of the St. Louis Park Ordinance
Code far the purpose of permitting a motor fuel station located at 7000 West
Lake Street for the legal description as follows, to -wit:
Lot 1, 2, 27, 28, 29 and 30, Block No. 187, and Lots 1, 2, 3
and 4, Block 336, Rearrangement of St. Louis Park, including
adjacent street and alley vacated, except that part taken for
Highway, also except that part of Lots 1 and 2, Block 336,
Rearrangement of St. Louis Park lying Easterly of a curved
line convex to the Northeast with a radius of 129 feet running
from a point on the Southeasterly line of said Lot 1, distant
36.35 feet Southwesterly of the most Easterly corner of said
Lot 1, to a point on the North line of said Lot 2, distant 43.85
feet West of the Northeasterly corner of said Lot 1, according
to the plat thereof on file and of record in the office of the
Register of Deeds in and for Hennepin County, Minnesota, also
known as 7000 West Lake Street, Minneapolis, Minnesota.
2. The City Council has considered the advice and recommendation of
the Planning Commission (Case No. 81 -56 -SP) and the effect of the proposed
motor fuel station on the health, safety and welfare of the occupants of the
surrounding lands, existing and anticipated traffic conditions, the effect
on values of properties in the surrounding area, the effect of the use on
the Comprehensive Plan, and compliance with the intent of the Zoning
Ordinance.
Conclusion
The special permit to permit a motor fuel station at the location described
is granted based on the findings set forth above and subject to the following
conditions:
1. The site shall be developed and maintained in accordance
with Exhibit A, Site Plan dated June 1, 1981 as revised;
Exhibit B dated May 28, 1981 with the added condition that
the north elevation of the building be faced with stucco;
and Exhibit C, Site Details, with the exception of the
redwood fence detail.
2. A drainage plan approved by the City Engineer must be
submitted prior to the issuance of building permits.
3. All trash must be stored in the trash enclosure designated
on the site plan.
4. All improvements shall be completed by May 15, 1982.
