RESOLUTION NO. 6835
RESOLUTION GIVING APPROVAL FOR FINAL PLAT
OF FARRS SUNSET RIDGE 3rd ADDITION
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings
1. Darrel A. Farr Development Corporation, owners and subdividers of
the land proposed to be platted as Farrs Sunset Ridge 3rd Addition, have
submitted an application for approval of final plat of said subdivision in
the manner required for platting of land under the St. Louis Park Ordinance
Code, and all proceedings have been duly had thereunder.
2. The proposed final plat has been found to be in all respects consis-
tent with the City Plan and the regulations and requirements of the laws of
the State of Minnesota and the ordinances of the City of St. Louis,Park.
3. The proposed plat is situated upon the following described lands in
Hennepin County, Minnesota, to -wit:
That part of Government Lot 1, Section 9, Township 117, Range 21, described
as follows: Commencing at the Southwest corner of said Government Lot 1; thence
North 88 degrees 04 minutes` 40 seconds East, assumed bearing, along the South
line of said Government Lot 1 a distance of 438.47 feet to the Northerly line
of the Burlington Northern Inc. Railway right-of-way line; thence North 72
degrees 50 minutes 00 seconds East along said right-of-way line 181.32 feet
to the actual point of beginning of the tract of land to be herein described;
thence North 78 degrees 30 minutes '00 seconds West 265.00 feet; thence North
40 degrees 00 minutes 00 seconds West 107.91 feet; thence North 50 degrees
52 minutes 39 seconds East 220.82 feet; thence North 64 degrees 00 minutes
00 seconds East 29.90 feet; thence North 55 degrees 06 minutes 37 seconds
East 40.00 feet; thence Southeasterly along a non-tangential curve concave
to the Northeast having a radius of 95.00 feet, a delta angle of 51 degrees
07 minutes 20 seconds, a distance of 84.76 feet, the chord bearing of said
curve is South 60 degrees 27 minutes 03 seconds East; thence South 86 degrees
00 minutes 43 seconds East tangent to said curve 71.68 feet; thence North-
easterly on a tangential curve to the left, concave to the Northwest having
a radius of 100.00 feet and a central angle of 93 degrees 59 minutes 17 seconds
for a distance of 164.04 feet; thence on a bearing of East 40.00 feet to a
point distant 743.7 feet West of the West line of the Northwest 1/4 of Sec-
tion 31, Township 29, Range 24 and its Northerly extension; thence South
parallel with said West line 285.00 feet to the Northerly right-of-way line
of Burlington Northern Inc. Railway right-of-way line; thence Southwesterly,
Southerly and Southwesterly along said right-of-way line to the actual point
of beginning.
Conclusion
1. The proposed final plat of Farrs Sunset Ridge 3rd Addition is hereby
approved and accepted by the City as being in accord and conformity with all
ordinances, City plans and regulations of the City of St. Louis Park and the
laws of the State of Minnesota, subject to the following conditions:
a. That the Subdivision Contract be executed in accordance
with City specifications.
b. That all utilities be placed underground
provided, however, that this approval is made subject to Certification by the
City Clerk as provided for in Section 14-303(3)(e) of the St. Louis Park
Ordinance Code.
2. The City Clerk is hereby directed to file a certified copy of this
Resolution in the Office of the Register of Deeds and Registrar of Titles for
their use as required by M.S.A. 471.29.

3. The City Clerk is hereby directed to supply a certified copy of this
Resolution to the above-named owner and subdivider, who is the applicant herein.
4. The Mayor and City Manager are hereby authorized to execute all contracts
required herein, and the City Clerk is hereby directed to execute the certificate
of approval on behalf of the City Council upon the said plat when all of the condi-
tions set forth in Paragraph No. 1 above and Section 14-303(3)(e) of the St. Louis
Park Ordinance Code have been fulfilled.

5. Such execution of the certificate upon said plat by the City Clerk, as
required under Section 14-303(3)(e), shall be conclusive showing of proper
compliance therewith by the subdivider and City officials charged with duties
above-described and shall entitle such plat to be placed on record forthwith
without further formality.
