LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT CONSTRUCTION OF A SIXTY UNIT CONDO- MINIUM FOR PROPERTY LOCATED IN THE DDD, DIVERSIFIED DEVELOPMENT DISTRICT, AT 2210-2260 RIDGE DRIVE BE IT RESOLVED BY the City Council of the City of St. Louis Park: Findings 1. Darrel A. Farr Development Corporation has made application to the City Council for a special permit under Section 14-124 of the St. Louis Park OrdinanceCode for the purpose of constructing a sixty unit condominium devel- opment located at 2210-2260 Ridge Drive for the legal description as follows, to -wit: Lot 1, Block 1, Farrs Sunset Ridge Third Addition 2. The City Council has considered the advice and recommendation of the Planning Commission (Case No. 81 -33 -SP) and the effect of the proposed sixty unit condominium development on the health, safety and welfare of the occupants of the surrounding lands, existing and anticipated traffic conditions, the effect on values of properties in the surrounding area, the effect of the use on the Comprehensive Plan and compliance with the intent of the Zoning Ordinance. 3. The Council has determined that the proposed sixty unit condominium development will not be detrimental to the health, safety, or general welfare of the community nor will it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding property values, and the sixty unit condominium development is in harmony with the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. Conclusion The special permit to permit construction of a sixty unit condominium at the location described is granted based on the findings set forth above and subject to the following conditions: 1. That the site be developed, used and maintained in accordance with Exhibit A, Site Development Plan; Exhibit B, Landscape Plan; Exhibit C, Grading and Erosion Control Plan; and Exhibit D, Illustrative Elevation Plan. 2. Approval is conditioned on execution of a Subdivision Contract and filing of the subdivision plat. 3. The slope on the north side of Ridge Road, resulting from the cut and grading within the subdivision and the area covered by the special permit, is to be landscaped to prevent erosion. Plan for said landscaping shall be submitted prior to commence- ment of site improvements. 4. Emergency fire lane and access point be established on the east property line. 5. No signs be permitted within twenty feet of the right of way unless such signs are less than thirty inches in height and are used to identify the development and/or addressing. 6. That all roadways, landscaping, buildings, parking areas, and other improvements contained in the exhibits be completed by October 15, 1982.
