LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT A 128 -UNIT CONDOMINIUM MULTI -FAMILY DEVELOPMENT FOR PROPERTY LOCATED IN THE P.U.D., PLANNED UNIT DEVELOPMENT DISTRICT, AT 3300 LOUISIANA AVENUE SOUTH. BE IT RESOLVED BY the City Council of St. Louis Park: Findings 1. C.M.I. Real Estate and Development, Inc. has made application to the City Council for a special permit under Section 14-124.101 of the St. Louis Park Ordinance Code for the purpose of permitting construction of a 123 -unit multiple -family building located at 3300 Louisiana:Avenue for the legal des- cription as follows, to -wit: Lot 1, Block 4, Oak Park Village 2. The City Council has considered the advice and recommendation of the Planning Commission (Case No. 78 -117 -SP and 80 -105 -SP) and the effect of the proposed multiple family building on the health, safety and welfare of the occupants of the surrounding lands, existing and anticipated traffic condi- tions, the effect on values of properties in the surrounding area, the effect of the use on the Comprehensive Plan and compliance with the intent of the Zoning Ordinance. 3. The Council has determined that the proposed multiple family building will not be detrimental to the health, safety or general welfare of the community nor will it cause serious traffic congestion nor hazards,,nor will it seriously depreciate surrounding property values, and the proposed multiple family building is in harmony with the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. Conclusion The special permit to permit the proposed multiple family building at the location described is granted based on the findings set forth above and subject to the following conditions: 1. That the site be developed, used and maintained in accordance with the Site Plan and Development Exhibits Al, A3, A4, A5, A6, A7, A8, A9, A10, All, A14, A15, A16, A17, A18, A19, A20, A22, A23 and A24, except that minor adjustments and interior wall locations, equipment and facilities may be made to meet code requirements as may be required to accommodate electrical, . kg mechanical, structural and other requirements and except that asphalt and concrete can be used instead of brick pavers and exposed aggregate on that portion of the loop roadway located between the building and the swimming pool, semi -circular pro- jections on the elevated patio may be eliminated, the roof line of the cabana may be adjusted to accommodate the solar collection panels, and the plant materials (as planted) are hereby approved provided such plants are taped to protect them against the winter elements of 1981 and any losses be replanted the following spring. 2. All improvements, including the building, landscaping, parking, access, outdoor amenities, curbing and paving, and all other items as shown on the exhibits shall be completed by June 15, 1980.
