LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT A 60 -UNIT CONDOMINIUM DEVELOPMENT FOR PROPERTY LOCATED IN THE DDD DISTRICT AT 5701 CEDAR LAKE ROAD RE IT RESOLVED BY the City Council of the City of St. Louis Park: Findings 1. Darrel A. Farr Development Corporation has made application to the City Council for a special permit under Section 14-124(2) of the St. Louis Park Ordinance Code for the purpose of construction of a 60 -unit condo- minium development located at 5701 Cedar Lake Road for the legal description as follows, to -wit: That part of Government Lot 1, Section 9, Township 117, Range 21 lying northerly of the Burlington Northern Railway right-of-way and lying southerly of the center line of Old Cedar Lake Road and lying westerly of a line 743.7 feet west of, measured at a right angle to and parallel with the west line of the Northwest Quarter of Section 31, Township 29, Range 24, and its northerly extension. 2. The City Council has considered the advice and recommendation of the Planning Commission (Case No. 80 -62 -SP) and the effect of the proposed condominium development on the health, safety and welfare of the occupants of the surrounding lands, existing and anticipated traffic conditions, the effect on values of properties in the surrounding area and the effect of the use on the Comprehensive Plan. 3. The Council has determined that the condominium development will not be detrimental to the health, safety or general welfare of the community nor will it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding property values, and the proposed condominium development is in harmony with the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. Conclusion The special permit to permit a 60 -unit condominium development at the location described is granted based on the findings set forth above and subject to the J following conditions: 1) That the site be developed, used and maintained in accordance with Exhibit A, Site Plan; Exhibit B, Landscape Plan; Exhibit C, Front Elevation; Exhibit E, Side Elevation; Exhibit F, Floor Plan, except as modified by City Development on August 14, 1980. 2) The Final Plat be prepared and plan/specifications for construction of the necessary utilities be approved as required by the subdivision ordinance. 3) That all garages be designed to provide adequate space for storage of bicycles and necessary trash receptacles. 4) That there be no outside storage of trash except for placement of trash facilities out of doors on the day of pick-up. 5) That all construction including roadway improvements, curbing, driveways, landscaping, pathway construction, and outside decora- tive lighting be completed by June 15, 1982.
