A RESOLUTION AMENDING RESOLUTION NO. 6275 GRANTING PERMIT
UNDER SECTION 14-141(9) OF THE ST. LOUIS PARK ORDINANCE
CODE RELATING TO ZONING TO PERMIT EIGHT TOWNHOUSE UNITS
FOR PROPERTY LOCATED IN THE R-4, MULTIPLE FAMILY DISTRICT
AT 3106-3120 INGLEWOOD AVENUE SOUTH
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings
1. Builtwell Construction Company has made application to the City Council
for a special permit under Section 14-141(9) of the St. Louis Park Ordinance Code
for the purpose of construction of eight townhouse units located at 3106-3120
Inglewood Avenue South for the legal description as follows, to -wit:
Lot 12, Block 1, Manhattan Park First Additon to
St. Louis Park, including the east one-half of
the adjacent vacated alley
2. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 78 -135 -SP) and the effect of the proposed con-
struction of eight townhouse units on the health, safety, and welfare of the
occupants of the surrounding lands, existing and anticipated traffic conditions,
the effect on values of properties in the surrounding area, the effect of the
use on the Comprehensive Plan, and compliance with the intent of the Zoning
Ordinance.
3. The Council has determined that the proposed construction of eight
townhouse units will not be detrimental to the health, safety or general wel-
fare of the community nor will it cause serious traffic congestion nor hazards,
nor will it seriously depreciate surrounding property values, and the proposed
construction of eight townhouse units is in harmony with the general purpose
and intent of the Zoning Ordinance and the Comprehensive Plan.
Conclusion
The special permit to permit an eight -unit townhouse development at the location
described is granted based on the findings set forth above and subject to the
following conditions:
1. The site shall be developed, used and maintained in accordance
with Exhibit A, Site Plan; Exhibit B, Landscape Plan; Exhibit C,
Grading Plan; Exhibit D, Front Elevation Plan; Exhibit E, Rear
and Street Elevation Plan; Exhibit F, Basement Floor Plan;
Exhibit G, First Floor Plan; and Exhibit H, Second Floor Plan,
except as amended by Exhibit I, First and Second Floor Plans;
Exhibit J, Basement Floor Plan; and Exhibit K, Elevations.
2. Concrete curbs shall be provided along all landscaped areas.
3. All landscaping material except that identified as Number 715,
shall be at least 22 inches in diameter as measured one foot
above the ground at the time of planting.
4. All improvements, including all building construction, parking
lot, utilities, and landscaping shall be completed by December 1,
1980.
