A RESOLUTION GRANTING PERMIT UNDER SECTION 14-156(18)
OF THE ST. LOUIS PARK ORDINANCE CODE RELATING TO ZONING
TO PERMIT AN AUTOMOTIVE SERVICE CENTER IN A B-2 BUSINESS
DISTRICT AT 7205 WAYZATA BOULEVARD.
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings
1. Michael J. MacKany has made application to the City Council for a
special permit under Section 14-156(18) of the St. Louis Park Ordinance Code
for the purpose of establishing an automotive service center on property
located at 7205 Wayzata Boulevard for the legal description as follows,
to -wit:
The North 175 feet of the East 183 feet of the
Northwest 1/4 of the Southwest 1/4 of Section 5,
Township 117, Range 21, except roads.
2. The City Council has considered the advice and recommendation of
the Planning Commission (Case No. 79 -70 -SP) and the effect of the proposed
automotive service center on the health, safety, and welfare of the occupants
of the surrounding lands, existing and anticipated traffic conditions, the
effect on values of properties in the surrounding area, the effect of the
use on the Comprehensive Plan, and compliance with the intent of the Zoning
Ordinance.
3. The Council has determined that the proposed automotive service
center will not be detrimental to the health, safety or general welfare
of the community nor will it cause serious traffic congestion nor hazards,
nor will it seriously depreciate surrounding property values, and the -Proposed
automotive service center is in harmony with the general purpose and intent
of the Zoning Ordinance and the Comprehensive Plan.
Conclusion
The special permit to permit an automotive service center at the location
described is granted based on the findings set forth above and subject to
the following conditions:
1. All development to be undertaken on the site shall be done
in accordance with Exhibit A, Site Plan; Exhibit B, Eleva-
tion Plan and Exhibit C, Proposed Signs except that there
shall be no access provided along the east'side of the
property to or from l„ouisiana Avenue and the two driveways
that currently exist shall be closed and landscaped with
continuous concrete curb provided along the inside edge
in accordance with ordinance requirements.

2. All trash, refuse and garbage generated on the site shall1be stored
indoors,. The present enclosure at the rear of the, building and the
tire storage rack at the southeast corner of the building„shall be
removed.

3. The structure shall conform to the architecture control ordinance.
4. The underground gasoline tanks and pump islands shall be removed.
5. All yard areas as shown on the site plan shall be planted' with
grass and maintained. Any asphalt or cement in these areas shall
be removed and dirt placed in sufficient amounts to supporilt the
required landscaping.
6. All construction,and site improvements shall be completed; and all
of the above conditions complied with` by May 15, 1980. I'
