LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT WAREHOUSING FOR PROPERTY LOCATED IN THE B-2, GENERAL BUSINESS DISTRICT, AT 6817 WAYZATA BOULEVARD BE IT RESOLVED BY the City Council of St. Louis Park: Findings 1. William Cooper has made application to the City Council for a special permit under Section 14-156 of the St. Louis Park Ordinance Code for the purpose of warehousing property located at 6817 Wayzata Boulevard for the legal des- cription as follows, to -wit: Lots 111 - 116, Richmond Addition 2. The City Council has considered the advice and recommendation of the Planning Commission (Case No. 79 -73 -SP) and the effect of the proposed warehou$ing on the health, safety, and welfare of the occupants of the surrounding lands, existing and anticipated traffic conditions, the effect On values of properties in the surrounding area, the effect of the use on the Comprehensive Plan, and compliance with the intent of the Zoning Ordinance. 3. The Council has determined that the proposed warehousing will not be detrimental to the health, safety or general welfare of the community nor will it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding property values, and the proposed warehousing is in harmony with the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. Conclusion The special permit to permit warehousing at the location described is granted based on the findings set forth above and subject to the following conditions: 1. That the property be developed, used, and maintained in accordance with Exhibit A, Site Plan; and Exhibit B, Floor Plan. 2. That a slope of 1% be provided at the rear of the property in order to properly drain the site to Idaho Avenue and that a drain- age plan be submitted for City approval prior to the commencement of construction. 3. Submission of a properly prepared and properly executed irrevocable twenty year lease which provides the subject property with seven off-street parking spaces on'the abutting property at 6801-07 Wayzata Boulevard, and said lease shall be marked Exhibit C and shall be an official exhibit to this special permit. 1 4. That all construction activities be completed by June 15, 1980.
