RESOLUTION NO. 6345
A RESOLUTION GRANTING PERMIT UNDER
SECTION 14-141 OF THE ST. LOUIS PARK
ORDINANCE CODE RELATING TO ZONING TO
PERMIT THE USE OF AN EXISTING STRUCTURE
FOR OFFICE PURPOSES IN AN R-4, MULTIPLE
FAMILY DISTRICT AT 3040 INGLEWOOD AVENUE
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings
1. James G. Thompson has made application to the City
Council for a special permit under Section 14-141 of the
St. Louis Park Ordinance Code for the use of an existing
structure for office purposes for property located at
3040 Inglewood Avenue for the legal description as follows,
to -wit:
Lot 8, Block 1, Manhattan Park First Addition
2. The City Council has considered the advice and
recommendation of the Planning Commission (Case No. 79 -45 -SP)
and the effect of the proposed office use on the health,
safety, and welfare of the occupants of the surrounding
lands, existing and anticipated traffic conditions, the
effect on values of properties in the surrounding area, the
effect of the use on the Comprehensive Plan, and compliance
with the intent of the Zoning Ordinance.
3. The Council has determined that the proposed office
use will not be detrimental to the health, safety or general
welfare of the community nor will it cause serious traffic
congestion nor hazards, nor will it seriously depreciate
surrounding property values, and the proposed office use is
in harmony with the general purpose and intent of the Zoning
Ordinance and the Comprehensive Plan.
Conclusion
The special permit to permit the use of the existing structure
for office purposes at the location described is granted based
on the findings set forth above and subject to the following
conditions:
1. That no more than 1,040 square feet be used
for office space.

2. That no residential use be made of the property
while it is being used as office.
3. That the use of the basement for office is
prohibited, storage excepted.
4. Total allowable sign area is six square feet,
and said sign must meet all the ordinance
requirements.
5. That no more than three of the required parking
spaces be provided in the proposed garage, and
the proposed garage not extend a distance of
more than five feet into the side yard.
6. Any additions to the existing structure not
extend more than three feet into the side yard
as required by the Ordinance No. 1330 amending
the zoning code.
7. That the off-street parking area be paved in
accordance with Section 14-187 of the Zoning
Ordinance.
8. That a final site and landscaping plan in con-
formance with the above conditions be submitted
to the City for approval prior to the issuance
of any building permits.
9. That all construction, including the parking
lot and landscaping be completed by June 30, 1980.
