A RESOLUTION GRANTING PERMIT UNDER SECTION 14-123 OF
THE ST. LOUIS PARK ORDINANCE CODE RELATING TO ZONING
TO PERMIT THE CONSTRUCTION OF AN ADDITION TO A SINGLE
FAMILY HOUSE FOR PROPERTY LOCATED IN AN F-2 DISTRICT
AT 4313 YOSEMITE AVENUE
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings
1. John A. Hansen has made application to the City Council for a
special permit under Section 14-123 of the St. Louis Park Ordinance Code
for the purpose of constructing an addition to a single family house at
4313 Yosemite Avenue for the legal description as follows, to -wit:
That part of Lots 11 and 12, Block 13, Brookside lying south
of the North 192 feet thereof, according to the plat thereof
on file or record in the Office of the County Recorder, Hennepin
County, Minnesota. Also that part of vacated Yosemite Avenue
southerly of the westerly extension of a line drawn parallel
to and 192 feet South of the northerly line of said Lots 11
and 12 to the East line of Yosemite as presently exists.
2. The City Council has considered the advice and recommendation
of the Planning Commission (Case No. 79 -31 -SP) and the effect of the proposed
addition on the health, safety, and welfare of the occupants of the surrounding
lands, existing and anticipated traffic conditions, the effect on values of
properties in the surrounding area, the effect of the use on the Compre-
hensive Plan, and compliance with the intent of the Zoning Ordinance.
3. The Council has determined that the proposed addition will not
be detrimental to the health, safety, or general welfare of the community
nor will it cause serious traffic congestion nor hazards, nor will it
seriously depreciate surrounding property values, and the proposed addi-
tion is in harmony with the general purpose and intent of the Zoning
Ordinance and the Comprehensive Plan.
Conclusion
The special permit to permit the construction of an addition at the location
described is granted based on the findings set forth above and subject to
the following conditions:
1. That the proposed garage, bedroom and bath all be at or
above the flood protection elevation of 892 feet.
2. That from twelve to fifteen feet be dedicated along the
southerly property line adjacent to Minnehaha Creek con-
sistent with the F-2 District regulations, Comprehensive
Plan, and the Open Space Plan for Minnehaha Creek._
