LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT THE CONSTRUCTION OF AN ADDITION TO A SINGLE FAMILY HOUSE FOR PROPERTY LOCATED IN AN F-2 DISTRICT AT 4313 YOSEMITE AVENUE BE IT RESOLVED BY the City Council of St. Louis Park: Findings 1. John A. Hansen has made application to the City Council for a special permit under Section 14-123 of the St. Louis Park Ordinance Code for the purpose of constructing an addition to a single family house at 4313 Yosemite Avenue for the legal description as follows, to -wit: All that part of Lots 11 and 12, Block 3, Brookside, lying south of the North 100 feet thereof, according to the plat thereof on file or of record in the office of the County Recorder, Hennepin County, Minnesota. Commencing at the northwest corner of Lot 12, Block 3, Brookside; thence south along the east line of Yosemite Avenue 125.8 feet to the actual point of beginning of the tract to be described; thence south in a line extending straight with the east line of said Yosemite Avenue to Minnehaha Creek; thence east along the north line of Minnehaha Creek to the southwest corner of said Lot 12; thence northwesterly 89.6 feet to the point of beginning. 2. The City Council has considered the advice and recommendation of the Planning Commission (Case No. 79 -31 -SP) and the effect of the proposed addition on the health, safety, and welfare of the occupants of the surrounding lands, existing and anticipated traffic conditions, the effect on values of properties in the surrounding area, the effect of the use on the Compre- hensive Plan, and compliance with the intent of the Zoning Ordinance. 3. The Council has determined that the proposed addition will not be detrimental to the health, safety, or general welfare of the community nor will it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding property values, and the proposed addi- tion is in harmony with the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. Conclusion The special permit to permit the construction of an addition at the location described is granted based on the findings set forth above and subject to the following condition: 1. That the proposed garage, bedroom and bath all be at or above the flood protection elevation of 892 feet.
