A RESOLUTION GRANTING PERMIT UNDER SECTION 14-124.101 OF
THE 'ST. LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO
PERMIT EXPANSION OF AN EXISTING OFFICE BUILDING FOR PRO-
PERTY LOCATED IN THE PUD, PLANNED UNIT DEVELOPMENT DISTRICT,
AT 4504 EXCELSIOR BOULEVARD
BE IT RESOLVED BY the City Council of the City of St. Louis Park:
Findings
1. Diamond Diversified Investments has made application to the City Council
for a special permit under Section 14-124.101 of the St. Louis Park Ordinance
Code for the purpose of expanding an existing office building located at 4504
Excelsior Boulevard for the legal description as follows, to -wit:
Lot 2, Block 3, Minikanda Vista Second Addition
except that part thereof taken for highway
2. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 78 -25 -SP) and the effect of the proposed expan-
sion of an existing office building on the health, safety and welfare of the
occupants of the surrounding lands, existing and anticipated traffic conditions,
the effect on values of properties in the surrounding area, the effect of the
use on the Comprehensive Plan, and compliance with the intent of the Zoning
Ordinance.
3. The Council has determined that the proposed expansion of an existing
office building will not be detrimental to the health, safety, or general wel-
fare of the community nor will it cause serious traffic congestion nor hazards,
nor will it seriously depreciate surrounding property values, and th'e proposed
expansion of existing office building is in harmony with the general purpose
and intent of the Zoning Ordinance and the Comprehensive Plan.
Conclusion
The special permit to permit the expansion of an existing office building at
the location described is granted based on the findings set forth above and
subject to the following condition:
1. The site shall be developed, used, and maintained in
accordance with Exhibit A, Site Plan; Exhibit B and
Exhibit C, Elevation Plans; Exhibit D, Landscape Plan;
and the proposed office expansion and site improvements

as designated on the exhibits shall be completed by
May 15, 1979. However, said Site Plan and Exhibits
shall be adjusted so as not to encroach into the 5 foot
utility easement located adjacent to the Northerly
property line.
