RESOLUTION NO. 6198
RESOLUTION GRANTING SPECIAL PERMIT TINDER SECTION
14-141(1) OF THE ST. LOUIS PARK ORDINANCE CODE
RELATING TO ZONING TO PERMIT OFF-STREET PARKING
FOR PROPERTY LOCATED IN THE R-4 DISTRICT AT
6101 WEST 14TH STREET.
BE IT RESOLVED BY The City Council of the City of St. Louis Park:
Findings
1. G. T. Mork and Company has made application to the City Council for
a special permit under Section 14-141(1) of the St. Louis Park Ordinance Code
for the purpose of permitting off-street parking in the R-4 District located
at 6101 W. 14th Street for the legal description as follows, to -wit:
Lot 1, Block 4, "John A. Johnsons Addition" except the west
10 feet front and rear of the North 125 feet thereof, also
that portion of the southerly one half of 14th Street now
vacated lying between extensions across it of the west line of
said Lot 1 herein described, and the southeasterly line of said
Lot 1; and all of Lot 2, Block 4, "John A. Johnsons Addition"
except the north 125 feet thereof. The west 10 feet front
and rear of the North 125 feet of Lot 1 and that part of the
southerly one half of 14th Street now vacated lying between
the extensions across it of the west line of said Lot 1 and
of the east line of the west 10 feet of said Lot 1 and the
north 125 feet of Lot 2, Block 4, "John A. Johnsons Addition."
2. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 78 -138 -SP) and the effect of the proposed off-
street parking on the health, safety and welfare of the occupants of the
surrounding lands, existing and anticipated traffic conditions, the effect
on values of properties in the surrounding area, the effect of the use on
the Comprehensive Plan and compliance with the intent of the Zoning Ordinance.
3. The Council has determined that the off-street parking will not be
detrimental to the health, safety or general welfare of the community nor will
it cause serious traffic congestion nor ha:ards, nor will it seriously depreciate
surrounding property values, and the proposed off-street parking is in harmony
with the general purpose and intent of the Zoning Ordinance and the Comprehensive
Plan.
Conclusion
The special permit to permit off-street parking at the location described is
granted based on the findings set forth above and subject to the following
conditions:
1. The site shall be developed, used and maintained in accordance with
Exhibit A, Site Plan, as modified to provide additional landscaoing.

2. Right-of-way shall be dedicated to,providefor the extension of the
frontage road across th'e'Mihneapolis'-Northfield and --Southern
Railroad. li
3. Prior to construction, a drainage plan sh'all' be' , approved by the City
Engineer.
4. Occupancy of warehouse space' converted to,,office or retail use
shall not,occur unless off-streetparking is provided to'meet the
ordinance requirements,' f.e: c completion of"o'ff-street. parking -
must occur at a rate sufficient to;meet the ordinance requirements
applicable to the office and'retaifl space occupied, and'all site,
improvements including parking lot construction, landscaping, striping,
and related work as shown on -Exhibit A, ,Site Plan;,)aha'll, be completed
by June 15,"1980.
