RESOLUTION GIVING APPROVAL FOR FINAL PLAT
OF MEADOW TREE ADDITION
BE IT RESOLVED by the City Council of St. Louis Park:
Findings
1. William J. Schlegel, President of Schlegel Construction Corporation,
owner and subdivider of the land proposed to be platted as Meadow Tree
Addition has submitted an application for approval of final plat of said
subdivision in the manner required for platting of land under the St. Louis
Park Ordinance Code, and all proceedings have been duly had thereunder.
2. The proposed final plat has been found to be in all respects
consistent with the City Plan and the regulations and requirements of the laws
of the State of Minnesota and the ordinances of the City of St. Louis Park.
3. The proposed plat is situated upon the following described lands in
Hennepin County, Minnesota, to -wit:
The South half of Lot 4, Section 9, Township 117 North, Range 21
West, except that part thereof described as follows: Commencing
at a point in the south line of Government Lot 4, Section 9,
Township 117 North, Range 21 West at its point of intersection
with the west line of Xenwood Avenue extended north; thence north
parallel with the east line of Xenwood Avenue extended a distance
of 105.00 feet; thence east parallel with the south line of said
lot to the east line of Webster Avenue extended; thence south along
the east line of Webster Avenue extended a distance of 105.00 feet
to the south line of said lot 4; thence west on the south line of
said lot to the point of beginning, and except that part thereof
described as follows: Commencing at a point in the south line of
Government Lot 4, Section 9, Township 117 North, Range 21 West,
60.00 feet West of its point of intersection with the east line of
Xenwood Avenue extended North; thence north along the west line of
Xenwood Avenue extended north a distance of 80.00 feet; thence west
parallel with the south line of said Government Lot 4 a distance of
234.8 feet; thence south on a line parallel with the west line of
Xenwood Avenue extended a distance of 80.00 feet to the south line
of said Government Lot 4; thence east along the south line of said
Government Lot 4 a distance of 234.8 feet to the point of beginning,
and except that part thereof embraced in Eaton's 1st Addition, and
except that part thereof embraced in Eaton's 2nd Addition and except
that part embraced in Eaton's 3rd Addition, and except that part thereof
lying north of the north lines of the plats of Eaton's 2nd Addition
and Eaton's 3rd Addition, and except that part thereof described as

follows: Commencing at a point on the south line of said Government
Lot 4 at its intersection with the west line of Xenwood Avenue;
thence north along the west line of Xenwood Avenue extended north,
80.00 feet; thence west and parallel with the south line of said
Government Lot 4 a distance of 234.80 feet to the point of beginning;
thence continue west on the last described course to the intersection
with the northerly extension of the east line of Yosemite Avenue;
thence south along the northerly extension of Yosemite Avenue to the
south line of said Government Lot 4; thence east along the south line
of said Government Lot 4 to the intersection with a line parallel with
the west line of said Xenwood Avenue and passing through the point of
beginning; thence north to the point of beginning, and except that
part described as follows: Commencing at the southeast corner of
Lot 1, Block 2 of said Eaton's 3rd Addition; thence on an assumed
bearing of South 89 degrees 53 minutes 30 seconds west, along the
south line of Eaton's 3rd Addition, 125.44 feet to the point of
beginning; thence South 0 degrees 06 minutes 30 seconds east,
140.02 feet; thence south 89 degrees 53 minutes 30 seconds west,
392.18 feet; thence south 0 degrees 06 minutes 30 seconds east,
50.00 feet; thence south 1 degree 49 minutes 30 seconds east,
50.00 feet; thence northwesterly 66.91 feet along a non-tangential
curve concave to the northeast, have a radius of 50.00 feet and a
central angle of 76 degrees 40 minutes 08 seconds, the chord of
said curve bears North 53 degrees 29 minutes 26 seconds west; thence
south 89 degrees 53 minutes 30 seconds west, not tangent to the
last described curve, 141.63 feet to the west line of said Government
Lot 4; thence northerly along the west line of said Government Lot 4
to the southwest corner of said Eaton's 3rd Addition; thence easterly
along the south line of said Eaton's 3rd Addition to the point of
beginning.
Conclusion
1. The proposed final plat of Meadow Tree Addition consisting of
Lots 1 and 2, Block 1; Lots 1 and 2, Block 2; and Lot 1, Block 3 and
adjacent streets is hereby approved and accepted by the City as being in
accord and conformity with all ordinances, City plans and regulations of
the City of St. Louis Park and the laws of the State of Minnesota, subject
to the following conditions:
1. No building shall be constructed with a floor level
elevation lower than 876 feet M.S.L.
2. A contract shall be required for the installation of
utilities, planting of street trees within the boulevard
areas consisting of one street tree per lot 22 inches
in diameter one foot above the ground at time of planting,
and sodding of boulevards and shall include the
rehabilitation of streets, curbing, and boulevard due
to utility and building construction.

provided, however, that this approval is made subject to Certification
by the City Clerk as provided for in Section 14-303(3)(e) of the St.
Louis Park Ordinance Code.
2. The City Clerk is hereby directed to file a certified copy of
this resolution in the office of the Register of Deeds and Registrar
of Titles for their use as required by M.S.A. 471.29.
3. The City Clerk is hereby directed to supply a certified copy
of this resolution to the above-named owner and subdivider, who is the
applicant herein.
4. The Mayor and City Manager are hereby authorized to execute
all contracts required herein, and the City Clerk is hereby directed to
execute the certificate of approval on behalf of the City Council upon
the said plat when all of the conditions set forth in paragraph no. 1
above and Section 14-304(3)(e) of the St. Louis Park Ordinance Code
have been fulfilled.
5. Such execution of the certificate upon said plat by the City
Clerk, as required under Section 14-303(3)(e), shall be conclusive
showing of proper compliance therewith by the subdivider and City
officials charged with duties above described and shall entitle such
plat to be placed of record forthwith without further formality.
