A RESOLUTION GRANTING SITE PLAN APPROVAL UNDER
SECTION 14-124 OF THE ST. LOUIS PARK ORDINANCE
CODE RELATING TO ZONING TO PERMIT WAREHOUSE
EXPANSION FOR PROPERTY LOCATED IN THE DDD,
DIVERSIFIED DEVELOPMENT DISTRICT, AT 5901
WAYZATA BOULEVARD
BE IT RESOLVED BY the City Council of the City of St. Louis Park:
Findings
1. Harrison House Food Service and MWF Company have made application to
the City Council for site plan approval under Section 14-124 of the St. Louis
Park Ordinance Code for the purpose of warehouse expansion located at 5901
Wayzata Boulevard for the legal description as follows, to -wit:
All that part of the Government Lot Six (6), Section 4, Township 117,
Range 21, West of the 5th Principal meridian, described as follows:
Commencing at a point on the East line of said Lot Six (6), distant
530 feet South from the Northeast corner thereof; thence continuing
South along the East line of said Government Lot Six (6), 403.8 feet,
more or less, to a point 355.5 feet North of the Southeast corner of
said Lot Six (6); thence South along the East line of said Government
Lot Six (6), 87 feet to a Judicial Landmark; thence South along the
East line of said Government Lot Six (6) to a point 126 feet North
of the Southeast corner of said Government Lot Six (6); thence West
parallel to the South line of said Government Lot Six (6) 33 feet to
a Judicial Landmark; thence continuing West parallel with said South
line South line a distance of 362 feet; thence North parallel to the
East line of said Government Lot Six(6) a distance of 229.5 feet;
thence left by a deflection angle of 64023' to the Easterly line
of the right of way of the Minneapolis, Northfield and Southern
Railroad; thence Northeasterly along the said Easterly line of said
right of way to the South line of U.S. Highway No. 12, said point
being marked by a Judicial Landmark; thence Easterly along the South
line of said highway to a point 33 feet West of the East line of
said Government Lot Six (6), said Point being marked by a Judicial
Landmark; thence continuing Easterly along the South line of said
Highway 33 feet to the East line of said Government Lot Six (6);
thence South along said East line to the point of beginning, except
that part of said described tract embraced within the plat of Slocum-
Bergren Addition according to the United States Government Survey
thereof, and except the east 33 feet of said described tract upon
which lies an easement for Zarthan Avenue.
2. The City Council has considered the advice and recommendation of
the Planning Commission (Case No. 78 -83 -DDD) and the effect of the proposed
warehouse expansion on the health, safety or general welfare of the community
nor will it cause serious traffic congestion nor hazards, nor will it seriously
depreciate surrounding property values, and the proposed warehouse expansion is
in harmony with the general purpose and intent of the Zoning Ordinance and the
Comprehensive Plan.
Conclusion
Site plan approval to permit warehouse expansion at the location described is
granted based on the findings set forth above and subject to the following
conditions:
1. The site shall be developed, used, and maintained in
accordance with Exhibit "A", Site Plan; Exhibit "B",
Elevation Plan; and Exhibit "C", letter from Harrison
House dated 8-23-78 regarding signs and landscaping.
2. The landscape plan to be submitted in accordance with
Exhibit "C" shall be integrated with the extension of
the frontage road if a plan for the extension is presented
to the applicant. Said landscape plan shall include
berming and landscaping to screen the loading dock area
in accordance with the provisions of the DDD Ordinance,
a supplemental water system shall be included, and the
landscaping shall consist of a variety of trees and
shrubbery including coniferous and deciduous type
vegetation. Landscaping shall be completed by
October 15, 1980.
