RESOLUTION NO. 6012
RESOLUTION GIVING APPROVAL FOR REGISTERED
LAND SURVEY
BE IT RESOLVED BY the City Council of St. Louis Park:
Findings
1. M.E.P.C. American Properties Inc., owners of the land proposed to be
divided as a Registered Land Survey, have submitted an application for approval
of said Registered Land Survey in the manner required for platting of land under
the St. Louis Park Ordinance Code, and all proceedings have been duly had there-
under.
2. The proposed Registered Land Survey has been found to be in all respects
consistent with the City plan and the regulations and requirements of the laws
of the State of Minnesota and the ordinances of the City of St. Louis Park.
3. The proposed Registered Land Survey is situated upon the following
described lands in Hennepin County, Minnesota, to -wit:
A11 that part of the south one half of the
southwest one quarter of Section 30, Town-
ship 29 North, Range 24 West, Hennepin
County, Minnesota, lying northerly of the
northerly right-of-way line of Cedar Lake
Road, southerly of the following -described
Line A, and lying westerly of the following -
described Line B; except the northerly 66 feet
thereof, as measured at right angles to said
Line A; subject to the right-of-way of Vernon
Avenue over the westerly 40 feet thereof;
subject to easements and restrictions of
record, if any; Line A being described as:
Beginning at a point in the west line of said
Section 30, which point is 200 feet south of
the north line of said south one half of the
southwest one quarter, Section 30, as measured
at right angles to said north line, thence
running south 0 degrees, 40 minutes, 40 seconds,
east along said west line of Section 30, a dis-
tance of 258.6 feet to the actual point of beginning
of Line A, thence running north 89 degrees, 19 minutes,
20 seconds east, a distance of 680.10 feet, more or
less, to a point in the southerly extension of
the west line of Registered Land Survey No. 864,
said point being 424.97 feet south of the south-
west corner of said Registered Land Survey No. 864,
as measured along said southerly extension, and
there terminating; and Line B being described as:
Commencing at a point in the southerly extension
of the west line of said Registered Land Survey
No. 864, said point being 424.97 feet south of
the southwest corner of said Registered Land
Survey No. 864, as measured along said southerly
extension, thence running south 89 degrees, 19
minutes, 20 seconds west, a distance of 7.12 feet
to the actual point of beginning of Line B, thence
running south 0 degrees, 35 minutes, 39 seconds
east, a distance of 704.77 feet, more or less,
to a point in the northerly right-of-way line of
Cedar Lake Road and there terminating; for the
purpose of this description, said southerly
extension of the west line of Registered Land
Survey No. 864 is considered to be a line bearing
north.
Conclusion
1. The proposed Registered Land Survey is hereby approved and accepted by
the City as being in accord and conformity with all ordinances, City plans and
regulations of the City of St. Louis Park and the laws of the State of Minnesota,
subject to the following conditions:
1. Parcel E being .24 acres and located at the southwest
corner of the site and designated for right of way in
connection with intersection improvements of Vernon
Avenue and Cedar Lake Road shall be deeded to the
County for right-of-way purposes and execution of
the Registered Land Survey by the City as provided
in Section 14-303(3)(e) of the Ordinance Code shall
not be completed until evidence of such deeding of
property has been submitted to the City Clerk as
having been filed in the County Auditor's Office.
2. The City Clerk is hereby directed to file a certified copy of this
Resolution in the Office of the Register of Deeds and Registrar of Titles for
their use as required by M.S.A. 471.29.
3. The City Clerk is hereby directed to supply a certified copy of this
Resolution to the above-named owner, who is the applicant herein.

4. The Mayor and City Manager are hereby authorized to execute all con-
tracts required herein, and the City Clerk is hereby directed to execute the
certificate of approval on behalf of the City Council upon the said Registered
Land Survey when all of the conditions set forth in paragraph no. 1 above and
Section 14-303(3)(e) of the St. Louis Park Ordinance Code have been fulfilled.
5. Such execution of the certificate upon said Registered Land Survey by the
City Clerk, as required under Section 14-303(3)(e) shall be conclusive showing
of proper compliance therewith by the subdivider and City officials charged
with duties above-described and shall entitle such plat to be placed of record
forthwith without further formality.
