RESOLUTION NO. 5869
RESOLUTION GIVING APPROVAL FOR FINAL PLAT
OF CEDAR TRAILS WEST
BE IT RESOLVED BY The City Council of St. Louis Park:
Findings
1. Cheyenne Land Company and A.C. Kavli, owners and subdividers of
the land proposed to be platted as Cedar Trails West, have submitted an
application for approval of final plat of said subdivision in the manner
required for platting of land under the St. Louis Park Ordinance Code, and
all proceedings have been duly had thereunder.
2. The proposed final plat has been found to be in all respects con-
sistent with the City plan and the regulations and requirements of the laws
of the State of Minnesota and the ordinances of the City of St. Louis Park.
3. The proposed plat is situated on the following described lands in
Hennepin County, Minnesota, to -wit:
Cedar Trails West being a part of that part of the
Southeast Quarter of the Southwest Quarter of Section 30,
Township 29, Range 24, described as beginning at -the
intersection of the East line of said Southeast Quarter
of the Southwest Quarter of the Northerly right-of-way
line of the Great Northern Railway Company; thence South-
westerly 304.85 feet more or less, along said right-of-
way line to the South line of said Southeast Quarter of
the Southwest Quarter; thence West along said South line
to a point thereon 726 feet East from the Southwest corner
of said Southeast Quarter of the Southwest Quarter; thence
North parallel to the West line of said Southeast Quarter
of the Southwest Quarter, to the Southeasterly line of
County Road No. 16; thence Northeasterly along said South-
easterly line of County Road No. 16 to the East line of
said Southeast Quarter of the Southwest Quarter; thence
South 303.14 feet, more or less, along said East line to
the point of beginning and that part of the South Half
of the Southeast Quarter of Section 30, Township 29
V..
North, Range 24 West, lying South of the center line
of Cedar Lake Road, North of the Northerly right-of-way
line of the Great Northern Railroad, and West of a line
drawn parallel with and 392 feet East of the West line
of said South Half of the Southeast Quarter.
Generally located south of Cedar Lake Road north of the
Burlington Northern Railroad and west of Natchez Avenue.
Conclusion
1. The proposed final plat of Cedar Trails West is hereby approved and
accepted by the City as being in accord and conformity with all ordinances,
City plans and regulations of the City of St. Louis Park and the laws of the
State of Minnesota subject to the following conditions:
1. The public utility easements shall be dedicated
along public water mains serving fire hydrants,
and public utility easements shall be provided
6' in width along the perimeter of the plat.
2. The plat shall be developed in accordance with
Resolution No. 5727 adopted May 2, 1977, providing
for 48 patio homes and 48 garage sites and a common
area.
provided, however, that this approval is made subject to certification by the
City Clerk as provided for in Section 14-303(3)(e) of the St. Louis Park Ordi-
nance Code.
2. The City Clerk is hereby directed to file a certified copy of this
resolution in the Office of the Registrar of Deeds and Registrar of Titles for
their use as required by M.S.A. 471.29.
3. The City Clerk is hereby directed to supply a certified copy of this
resolution to the above-named owners and subdividers, who are the applicants
herein.
4. The Mayor and City Manager are hereby authorized to execute all con-
tracts required herein, and the City Clerk is hereby directed to execute the
Certificate of Approval on behalf of the City Council on the said plat when
all of the conditions set forth in Paragraph No. 1 above and Section 14-303(3)(e)
of the St. Louis Park Ordinance Code have been filled.

5. Such execution of the Certificate on said plat by the City Clerk,
as required under Section 14-303(3)(e) shall be conclusive showing of proper
compliance therewith by the subdivider and City officials charged with duties
above described and shall entitle such plat to be placed of record forthwith
without further formalii,y.
