A• RESOLUTION GRANTING PERMIT UNDER SECTION 14-124.101
OF THE ST. LOUIS PARK ORDINANCE CODE RELATING TO ZONING
TO PERMIT A 100 UNIT MULTIPLE FAMILY DWELLING DEVELOPMENT
FOR PROPERTY LOCATED IN THE PUD DISTRICT AT 3200 LOUISIANA
AVENUE SOUTH
BE IT RESOLVED BY the City Council of the City of St. Louis Park:
Findings
1. Diversified Equities Corporation has made application to the City Council
for a special permit under Section 14-124.101 of the St. Louis Park Ordinance
Code for the purpose of constructing a 100 unit multiple family dwelling complex
located at 3200 Louisiana Avenue South for the legal description as follows, to -
wit:
Lot 1, Block 3, Oak Park Village
2. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 76 -24 -SP) and the effect of the proposed 100 unit
multiple family development complex on the health, safety, and welfare of the
occupants of the surrounding lands, existing and anticipated traffic conditions,
the effect on values of properties in the surrounding area, the effect of the
use on the Comprehensive Plan, and compliance with the intent of the Zoning
Ordinance and is consistent with the Redevelopment Plan.
3. The Council has determined that the proposed 100 unit multiple family
development will not be detrimental to the health, safety or general welfare of
the community nor will it cause serious traffic congestion nor hazards, nor will
it seriously depreciate surrounding property values, and the proposed 100 unit
multiple family development is in harmony with the general purpose and intent
of the Zoning Ordinance and the Comprehensive Plan and is consistent with the
Redevelopment Plan.
Conclusion
The special• permit to permit construction of a 100 unit townhouse and multi family
development at the location described is granted based on the findings set forth
above and subject to the following conditions.
1. The site shall be developed, used, and maintained for
a 100 unit development consisting of 50 townhouses,
15 townhouse -type units, and 35 apartments in accordance
with Exhibit A-1, Site Plan; A-3, Site Plan -Grading Plan;
A-4, Site Plan -Landscaping; Exhibit 5, Elevation Plan;
and Exhibit 6, Perspective except as modified by the
Planning Department on September 22, 1977.
2. That all construction, landscaping, and other site
elements as shown on the plans as modified be completed
on or before December 1, 1979.
