A RESOLUTION GRANTING PERMIT UNDER SECTION 14-141(7) OF THE
ST. LOUIS PARK ORDINANCE CODE RELATING TO ZONING TO PERMIT
CONVERSION OF A SINGLE-FAMILY HOUSE TO AN OFFICE FOR PROPERTY
LOCATED IN THE R-4 MULTIPLE FAMILY DISTRICT AT 3040 INGLEWOOD
AVENUE
4 IT RESOLVED by the City Council of the City of St. Louis Park:
Findings
1. James Thompson and John Krogstad have made application to the City Council
fora special permit under Section 14-141(7) of the St. Louis Park Ordinance Code
for the purpose of converting a single-family house to an office for property located
in i;he R-4 Multiple Family District at 3040 Inglewood Avenue, having the legal
description as follows:
Lot 8, Block 1, Manhattan Park First Addition
2. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 76 -61 -SP) and the effect of the proposed use on the
health, safety and welfare of the occupants of the surrounding lands, existing and
anticipated traffic conditions, the effect on values of properties in the surrounding
ares and the effect of the use on the Comprehensive Plan.
3. The Council has determined that the proposed use will not be detrimental to
the health, safety or general welfare of the community nor will it cause serious traffic
congestion nor hazards, nor will it seriously depreciate surrounding property values,
and the proposed use is in harmony with the general purpose and intent of the Zoning
Ordinance and the Comprehensive Plan.
Conclusion
The special permit to permit conversion of a single-family house to an office at the
location described is granted based on the findings set forth above and subject to the
following conditions:
1) The site be developed, used and maintained in accordance with
Exhibit A, Site Plan.
2) No more than 905 square feet be used for office purposes.

3) No residential use be made of the property while it is
being used as office.
4) Use of the basement for office is prohibited; storage
excepted.
5) Total allowable sign area is 6 square feet, and said
sign must meet all of the Ordinance requirements with
regard to setback, lighting, etc.
6) All construction, including the parking lot and landscaping
be completed by July 15, 1977.
Adopted by the City Council October 5, 1976.
