HomeMy WebLinkAbout5505 - ADMIN Resolution - City Council - 1976/04/19A APRIL 19, 1976 RESOLUTION NO. 5505 A RESOLUTION GRANTING PERMIT UNDER SECTION 6:176.4 OF THE ZONING ORDINANCE FOR A RESIDENTIAL DEVELOP- MENT UNIT OF FOUR BUILDINGS CONTAINING 32 DWELLINGS FOR PROPERTY LOCATED IN THE R-4 MULTIPLE FAMILY DISTRICT AT 4400-4591 CEDAR LAKE ROAD Be it resolved by the City Council of the City of St. Louis Park: Findings 1. Centurion Company has made application to the City Council for a special permit under Section 6:176.4 of the Zoning Ordinance to permit a Residential Development Unit of four buildings containing a total of 32 dwellings (patio homes) located in the R-4 Multiple Family District at 4400-4591 Cedar Lake Road, for the legal description as follows: Tract B, Registered Land Survey No. 1228. 2. The City Council has considered the advice and recommendation of the Planning Commission (Case No. 76 -5 -SP) and the effect of the proposed use on the health, safety and welfare of the occupants of the surrounding lands, existing and anticipated traffic conditions, the effect on values of properties in the surrounding area and the effect of the use on the Comprehensive Plan. 3. The Council has determined that the proposed use will not be detrimental to the health, safety or general welfare of the community nor will it cause serious traffic congestion nor hazards, nor will it seriously depreciate surrounding property values, and the proposed use is in harmony with the general purpose and intent of the Zoning Ordinance and the Comprehensive Plan. Conclusion The special permit to permit a Residential Development Unit consisting of four buildings and a total of 32 dwelling units (patio homes) at the location described is granted based on the findings set forth above and subject to the following conditions: 1. The site shall be developed, used and maintained in accordance with Exhibit A, Site Plan/Landscape Plan; Exhibit.B, Site Development Plan; Exhibit C, First Floor Plan; Exhibit D, Second Floor Plan; and Exhibit E, Sheet 1-3, Elevation Plans; except for the following modification: (a) A fire hydrant shall be installed in the center island between the parking bay and cul-de-sac. 2. All improvements including buildings, utilities, lighting, landscaping, paving and curbing, shall be completed by September 1, 1977. Adopted by the City Council April 19, 1976.
