A RESOLUTION GRANTING PERMIT UNDER SECTION 6:122.15
OF THE ZONING ORDINANCE TO MODIFY AN EXISTING MOTOR
FUEL STATION AT PROPERTY LOCATED IN THE B-2 DISTRICT
AT 5600 WEST LAKE STREET
Be it resolved by the City Council of the City of St. Louis Park:
Findings
1. Continental Oil Company -Western Store Division has made application to
the City Council for a special permit under Section 6:122.15 of the Zoning
Ordinance for the purpose of modifying an existing motor fuel station at 5600
West Lake Street, for the legal description as follows:
Lot 8, Auditor's Subdivision 323
2. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 75 -52 -SP) and the effect of the proposed modifica-
tions to the existing use on the health, safety, and welfare of the occupants
of the surrounding lands, existing and anticipated traffic conditions, the effect
on values of properties in the surrounding area and the effect of the use on the
Comprehensive Plan.
3. The Council has determined that the modification to the existing use to
provide landscaping will not be detrimental to the health, safety, or general
welfare of the community nor will it cause serious traffic congestion nor
hazards, nor will it seriously depreciate surrounding property values, and the
proposed modifications to the use are in harmony with the general purpose and in-
tent of the Zoning Ordinance and the Comprehensive Plan.
Conclusion
The special permit to permit modifications to an existing motor fuel station at
the location described is granted based on the findings as set forth above and
subject to the following conditions:
(a) The site shall be developed, used, and maintained in
accordance with Exhibit "A," Site Plan.
(b) All site modifications, improvements, and landscaping shall
be completed by December 1, 1975.
