RESOLUTION NO.
RESOLUTION GRANTING PERMIT UNDER SECTION
6:111.3 OF THE ST. LOUIS PARK ZONING ORDINANCE
FOR REMODELING OF GASOLINE SERVICE STATION
WHEREAS, application has been made to the City Council by American
Oil Company for permit under Section 6:111.3 of the St. Louis Park Zoning
Ordinance for the following puupose:
To remodel gasoline service station
at the following location:
3900 West Lake Street (so. 123 ft. of E. 165 ft. of S.E.' of
Section 31, Township 29, Range 24, except portion taken for
street).
WHEREAS, the Council has considered the advice and recommendation
of the Planning Commission (Case No. 73-1- SP) and the effect of the
proposed use on the health, safety and welfare of the occupants of the
surrounding lands, existing and anticipated traffic conditions, including
parking facilities on adjacent streets, and the effect on values of
properties in the surrounding area, and the effect of the proposed use on
the Comprehensive Plan, therefore
BE IT RESOLVED by the City Council of the City of St. Louis Park that
it is hereby determined that the said proposed use will not be detrimental
to the health, safety or general welfare of the community nor will it cause
serious traffic congestion, nor hazards, nor will it seriously depreciate
surrounding property values, and the same is in harmony with the general
purpose and intent of this ordinance and the Comprehensive Plan, and
BE IT FURTHER RESOLVED that permit be hereby granted to the applicant
for the purpose above set forth subject, however, to the following conditions:
1. The site be developed used, and maintained in accordance with
Exhibit "A", Site Plan, Landscape Plan; Exhibit "B", Elevation
Plan; and Exhibit "C", Elevation Plan as modified:
a. The free standing sign shall be placed 18 feet
from Minnetonka Boulevard and 11 feet from France
Avenue right of way lines, and said sign shall not
exceed 25 feet in height or 53 sq. ft. in area.
b. A solid wood fence at least 907. opaque or a chain
link fence with a solid hedge 90% opaque shall be
installed along the rear (north) property line.
c. Live evergreen landscape material shall be installed
in the landscaped setback area to the size and density
shown on Exhibit "A".
2. All improvements on the site including building, remodeling,
curbing, paving, landscaping, sign, relocations, and parking
striping shall be completed by October 1, 1973.
