RESOLUTION NO. 4556
RESOLUTION GIVING APPROVAL FOR FINAL PLAT
OF DALQUIST INDUSTRIAL PARK
WHEREAS, Maid of Scandinavia Co., Northland Aluminum Products Inc.,
Dalquist Properties and Northland Meta? Finishers, the owners and subdividers
of the land proposed to be platted as Latquist Industrial Park have
submitted their application for approval of final plat of said subdivision
in the manner required for platting of land under the St. Louis Park
Ordinance Code, and all proceedings have been duly had thereunder, and
WHEREAS, said plat is in all respects consistent with the City Plan
and the regulations and requirements of the Laws of the State of Minnesota
and the ordinances of the City of St. Louis Park, and
UHEREAS, said plat is situate upon the following described lands in
Hennepin County, Minnesota, to -wit:
Lots 12 to 22 inclusive, Block 5, Lots 1 to 5 inclusive, Block 12,
including all of the adjoining alley, vacated, lying between the
extensions across it of the North and West lines of said Block 12,
all in "Lewiston Park, Hennepin Co., Minn.", according the
recorded plat thereof. Also including all that part of vacated
alley in said Block 5, lying between the extensions across it
of the North line of Lot 22 and the South line of Lot 18 in said
Block 5. Also including all that part of the West 33rd Street
lying between the extensions across it of the East and West lines
of said Block 5. Also that part of the West 1/2 of vacated
Raleigh Avenue lying between the extensions across it of the
South line of said Block 12 and the North line of Lot 12 in said
Block 5. Also Northland Aluminum Products, Inc., a Minnesota
corporation, owner and proprietor, and Midwest Federal Savings
and Loan Association of Minneapolis, Minn., an United States
corporation, mortgagee, of the following described property to
wit: Those parts of Lots 5 to 9 inclusive, Block 11, lying
Northwesterly of a line drawn parallel to and 15.85 feet North-
westerly, measured at right angles, from the southeasterly line of
said Lots 5 to 8 inclusive, and its extension, all in "Lewiston
Park, Hennepin Co., Minn.", according to the recorded plat thereof.
That part of the South Half of the Northwest Quarter of Section 6,
Township 28, Range 24, described as commencing at a point on the
Northerly line of the right of way of the Chicago and Northwestern
Railway Company, formerly the Minneapolis & St. Louis Railway
Company, distant 1281.9 feet Northeasterly from its intersection
with the West line of said Section 6; thence Northwesterly, at
right angles to said Northerly line of the right-of-way, 29.85 feet
to the actual point of beginning; thence continuing Northwesterly
along said last described line a distance of 187.95afeet; thence
Northeasterly, deflecting to the right 90 degrees,

beginning, according to the Government Survey thereof. Also
Dalquist Properties, a partnership consisting of H. David Dalquist,
Mark S. Dalquist, Dorothy M. Dalquist and Dioris S. Dalquist, owner
and proprietor and Midwest Federal Savings and Loan Association
of Minneapolis, Minn., an United States corporation, mortgagee of
the following described property to wit: Lots 8 to 22, inclusive,

as beginning at a point in the Northerly right

South of the Northwest corner of the Southwest Quarter of said

thence at a right angle Southwesterly 507 feet; thence at a right
angle Southeasterly 187.95 feet; thence at a right angle South-
westerly 493 feet; thence at a right angle Southeasterly 29.85
feet to the point of beginning, except the Northeasterly 253
feet thereof. Also Northland Metal Finishers, Inc., a Minnesota
corporation, owner and proprietor, of the following described
property to wit: Lots 7, 8, 9 and 10, Block 1 and Lots 9, 10,
11, 12, 13, 14, 15 and 16, Block 2 and Lot 12, Block 3, all in
"Lewiston Park, Hennepin Co., Minn.", including all streets and

Range 24, described as beginning at a point in the Northerly
right-of-way line of the Minneapolis & St. Louis Railroad Company
distant 1281.9 feet Northeasterly along said right-of-way line

Southwest Quarter of said Section 6; thence Northeasterly along
said Northerly right-of-way line 1000 feet; thence at a right
angle Northwesterly 217.8 feet; thence at a right angle South-
westerly 507 feet; thence at a right angle Southeasterly 187.95
feet; thence at a right angle Southwesterly 493 feet; thence at a ri
right angle Southeasterly 29.85 feet to the point of beginning.
BE IT RESOLVED by the City Council of the City of St. Louis Park:
1. That said plat of Dalquist Industrial Park is hereby
approved subject to the following conditions:
1. Corrections be made to the final plat as noted
on said plat.
2. A covenant be placed on the lots granting and
showing the private road easement and guaranteeing
its perpetuation.
3. A contract be entered into covering construction,
modification and maintenance of the utilities
and private road within the plat.
4. The applicants agree to provide a public
pedestrian way at least 30 feet wide in the
vicinity of existing Ottawa or Princeton to
accommodate a pedestrian link between the area
north of the Chicago Northwestern Railroad and
the area south of said railroad; the specific
location for the pedestrian way is to be determined
at a later date.
5. The special permit with the exhibits and conditions
be approved.
and accepted by the City as being in accord and conformity with all
ordinances, City plans and regulations of the City of St. Louis Park
and the laws of the State of Minnesota, provided, however, that this
approval is made subject to the approving opinion of the City Attorney
as to the title and form and execution of the plat, and execution of
a contract for any improvements remaining to be constructed by the
subdivider, and bond thereunder, or the certificate of the City -
Treasurer certifying to a cash deposit in the amount required by the
City Council as the estimated cost of improvements to be provided
by the subdivider, and if such be the case, the City Engineer's
certificate that the remaining improvements required of the
subdivider have been completely and properly installed, all as
required by the provisions of Section 6:303-C-6, of the St. Louis Park
Ordinance Code entitled "Certification by City Clerk".
2. That the City Clerk is hereby directed to file a certified
copy of this Resolution in the office of the Register of Deeds and
Registrar of Titles for their use as required by M.S.A. 471.29.
3. That the City Clerk is hereby directed to supply a certified
copy of this Resolution to the above named owners and subdividers,
who are the applicants herein.

4. That the Mayor and City Manager are hereby authorized to
execute all contracts required herein, and the City Clerk is hereby
directed to execute the certificate of approval on behalf of the City
Council upon the said plat when all of the conditions set forth in
paragraph No. 1 above and Section 6:303-C-6 of the St. Louis Park
Ordinance Code have been fulfilled.
BE IT FURTHER RESOLVED that such execution of the certificate
upon said plat by the City Clerk, as required under Section 6:303-C-6,
shall be conclusive showing of proper compliance therewith by the
subdivider and City officials charged with duties above described and
shall entitle such plat to be placed of record forthwith without
further formality.
