LOUIS PARK ZONING ORDINANCE FOR ALLOWING EGRESS OVER EXISTING DRIVEWAY WHEREAS, application has been made to the City Council by Dora Sue Rubel for permit under Section 6:092 of the St. Louis Park Zoning Ordinance for the following purpose: providing an extension of a driveway between a parking area on the east side of the Brittany Apartments and Salem Avenue at the following location; to wit: 3127 South Highway 100, Lots 8 to 17 inclusive, Block 6, Latham Minnetonka Boulevard Tract WHEREAS, the Council has considered the advice and recommendation of the Planning Commission (Case No. 70-58-S.P.) and the effect of the proposed use on the health, safety and welfare of the occupants of the surrounding lands, existing and anticipated traffic conditions, including parking facilities on adjacent streets, and the effect on values of properties in the surrounding area, and the effect of the proposed use on the Comprehensive Plan, therefore BE IT RESOLVED by the City Council of the City of St. Louis Park that it is hereby determined that the said proposed use will not be detrimental to the health, safety or general welfare of the community nor will it cause serious traffic congestion, nor hazards, nor will it seriously depreciate surrounding property values, and the same is in harmony with the general purpose and intent of this ordinance and the Comprehensive Plan, and BE IT FURTHER RESOLVED that permit be hereby granted to the applicant for the purpose above set forth, subject, however, to the following conditions: 1. That the site including Lots 8-17, Block 6, Latham Minnetonka Boulevard Tract and Lots 6 and 7 except for the north 12 feet thereof, Forsberg Addition be developed, used, and maintained in accordance with Exhibit "D", Site Plan -Landscape Plan except as modified by the following: a. The precast concrete curbing shown on Exhibit "D" shall be placed contiguously and anchored with steel pins driven into the ground. The curbing shall be 6 inches in height and the landscaped area shall be backfilled to the top of the curb on both the north and south side of the driveway. b. The landscaped areas shall be filled with black dirt and sodded, and it shall be planted with four Green Ash, 2 inches in diameter; ten American Aborvitae, 4 feet high at the time of planting; three Blue Spruce 6 feet in hdght at the time of planting; and two Evergreen trees at least 4 feet in height at the time of planting; as shown on Exhibit D. c. The driveway shall be one-way east bound to Salem Avenue and a stop sign and "do not enter" sign shall be placed at the west line of the sidewalk at the intersection of the driveway and the sidewalk. d. All parking is limited to the parking lots as shown on the plan. Parking is prohibited on the driveway and landscaped area. e. A fire hydrant shall be placed along or near the driveway as required by the Department of Public Works. 2. All grading, sodding, landscaping and curbing shall be completed by June 1, 1972 and all paving shall be completed by July 1, 1972. At t Adopted by the City Counci Febru 972.
