LOUIS PARK ZONING ORDINANCE x()71 WHEREAS, application has been made to the City Council by William Cal Corbin for variance from the requirements of Section 6:064.5 of the St. Louis Park Zoning Ordinance for the following purpose: to permit a rear yard depth of 5 feet instead of the required 35 feet for the purpose of constructing an attached garage and 20 foot front yard instead of the required 35 feet at the following location, to -wit: 1800 Melrose Avenue, Lot 3, Block 3, Cedar Knoll Manor Fourth Addition WHEREAS, the Council has considered the advice and recommendation of the Board of Zoning Appeals (Case No. 71-72-Var.) and the effect of the proposed variance upon the health, safety and welfare of the community, existing and anticipated traffic conditions, light and air, danger of fire, risk to the public safety, and the effect on values of property in the surrounding area and the effect of the proposed variance upon the Comprehensive Plan, therefore BE IT RESOLVED by the City Council of the City of St. Louis Park that it is hereby determined that the special conditions applying to the structure or land in question are peculiar to such property or immediately adjoining property, and do not apply generally to other land or structures in the district in which said land is located, and that the granting of the application is necessary for the preservation and enjoyment of a substantial property right of the applicant and that granting of the proposed variance will not impair an adequate supply of light and air to adjacent property, unreasonably increase the congestion in public streets, increase the danger of fire, endanger the public safety, unreasonably diminish or impair health, safety, comfort, morals, nor in any other respect be contrary to the intent of this ordinance and the Comprehensive Plan, and that the granting of such variance will not merely serve as a convenience to the applicant, but is necessary to alleviate demonstrable hardship or difficulty, and BE IT FURTHER RESOLVED that variance is hereby granted to the applicant for the purpose above set forth.
