LOUIS PARK ORDINANCE CODE RELATING TO ZONING BY AMENDING SECTIONS 14:4-1(B)(1), 14:4-8(A)(7), 14:5-3.2(D)(28)(c)(i)(b), 14:5-4.1(A)(7)(e) and 14:5-4.4(E)(1) THE CITY OF ST LOUIS PARK DOES ORDAIN: Findings Sec. 1 The City Council has considered the advice and recommendation of the Planning Commission (Case No. 97-2-ZA) Sec. 2. The St. Louis Park Ordinance Code, Sections 14:4-1(B)(1), 14:4-8(A)(7), 14:5-3.2(D)(28)(c)(i)(b), 14:5-4.1(A)(7)(e) and 14:5-4.4(E)(1) are hereby amended to read as follows: SECTION 14: 4-1 (B) LOT PROVISIONS (Page 24) 1. A lot of record existing upon the effective date of this Ordinance in the `R-1'; `R- 2'; `R-3" or `R-4"Use District, which does not meet either the area or the width requirements of this Ordinance may be utilized for single family detached dwelling purposes if the dimensions of its area and width are at least sixty-six and two- thirds per cent (66 2/3%) of the requirements of this Ordinance. SECTION 14:4-8 (A) HEIGHT LIMITATIONS (Page 30) 7. Cupolas and domes which do not add additional floor area. SECTION 14: 5-3.2 (D) (28) (c) (i) (b) (definition for `Sexually oriented materials') (Page 74) b. are marketed for use in conjunction with, or are primarily used only with or during, the specified sexual activities described in iii.(b), iii.(c), or iii.(f), below, or as part of the binding, fettering, or other physical restraint described in iii.(e) below SECTION 14.5-4.1 RESIDENTIAL RESTRICTIONS AND PERFORMANCE STANDARDS (Page 79) A. General Provisions 7. (e) The total ground floor area of all accessory buildings shall not exceed 25 percent of the area between the principal structure and rear lot line and in the `R- 1'; `R-2'; or `R-3" districts, it shall not exceed eight hundred (800) square feet. Except, in the `R-3" district, the total ground floor area of all accessory buildings shall not exceed either one thousand two hundred (1,200) square feet or 25 percent of the area between the principal structure and rear lot line for a two- family dwelling unit. No single building wall or single roof ridge line shall exceed 35 feet without an offset or change in angle. The minimum offset shall be 4 feet, and the minimum angle deviation shall be 40 degrees. For the purpose of this section, accessory buildings located within 6 feet of each other shall be considered to be one building. SECTION 14:5-4.4 R-3, TWO-FAMILY RESIDENTIAL DISTRICT (Page 106) E. ACCESSORY USES 1. A private garage which does not exceed either 25% of the area between the principal structure and rear lot line, or 800 square feet if a single family home and 1,200 square feet if a two-family home. No single accessory building shall exceed eight hundred (800) square feet. 1 Where a lot is developed as townhouses, a two -car garage is permitted for each unit. Sec. 3 The contents of Planning Case File 97-2-ZA are hereby entered into and made part of the public hearing record and the record of decision for this case. Sec.4 This Ordinance shall take effect fifteen days after its publication.
