AN ORDINANCE AMENDING THE ST. LOUIS PARK
ORDINANCE CODE RELATING TO ZONING BY
AMENDING SECTION 14:5-5.3(G)(1)
THE CITY OF ST. LOUIS PARK DOES ORDAIN:
Findings
Sec. 1. The City Council has considered the advice and recommendation of the
Planning Commission (Case No. 94-28-ZA)
Sec. 2.
FINDINGS
The City Council hereby finds the following:
1. The proposed amendment is consistent with the Comprehensive Plan
philosophy of placing predictable limits on development while properly
regulating development in the City.
2. The conditions under which height increases in the C-2 District will be
allowed are sufficient to minimize the impact of taller structures on adjacent
properties.
3. Allowing taller buildings within the Travel Demand Management zones is
consistent with existing development.
Sec. 3. The St. Louis Park Ordinance Code, Section 14:5-5.3(G)(1) (page 159.1) is
hereby amended to read as follows:
1. No structure or building shall exceed the lesser of six (6) stories or seventy-
five (75) feet in height, unless authorized by Section 14:4-8 or Section 14:6-7.
The height limit may be increased by 50% to permit buildings nine (9) stories
or 112.5 feet in height, whichever is the lesser. This greater building height
shall only be permitted for buildings which meet the following conditions:
a. The building shall be at least 200 feet from any residentially zoned
property.
b. The building shall not cast a shadow on residential structures
between the hours of 9 a.m. and 3 p.m.
c. The building shall be located within travel demand management zones
A or B as defined in Section 14:5-9(B)(2) and (3) of this ordinance.
Sec. 4. The contents of Planning Case File 94-28-ZA are hereby entered into and
made part of the public hearing record and the record of decision for this case.
Sec.5. This Ordinance shall take effect fifteen days after its publication.
