AN ORDINANCE AMENDING THE ST. LOUIS PARK ORDINANCE CODE
CHANGING BOUNDARIES OF ZONING DISTRICTS

THE CITY OF ST. LOUIS PARK DOES ORDAIN:
Section 1. The St. Louis Park Zoning Ordinance adopted December 28, 1959,
Ordinance No. 730, as heretofore amended, is hereby further amended by changing
the zoning district boundaries by reclassifying the following described lands from
their existing land use district classification to the new land use district classification
as indicated for the tract as hereinafter set forth, to wit:
That part of Government Lot 5, Section 16, Township 117, Range 21, Hennepin
County, Minnesota, described as follows: Commencing at a point in the
Southwesterly boundary line of Auditor's Subdivision Two Hundred Forty Nine
(249) of Government Lot 5, Section 16, Township 117 North, Range 21 West,
according to the duly recorded plat thereof and situate in Hennepin County,
Minnesota, said point being distant Northwestwardly 29 feet measured at right
angles thereto from the Northerly right of way line of the Minneapolis and St.
Louis Railway Company, (which right of way line is parallel with and distant
50 feet at right angles from the center line of the southbound main track of
said railway company as there now located), which point of beginning is marked
by a judicial landmark marking the Southeasterly corner of the tract herein
described; thence Southwestwardly parallel with said right of way line 600 feet
to a judicial landmark marking the Southwesterly corner of the tract herein
described; thence Northwestwardly at right angles 166.5 feet to a judicial
landmark marking the Northwesterly corner of the tract herein described; thence
Northeastwardly at approximately right angles, 600 feet to a point on the
Northwesterly extension of the Southwesterly boundary line of said Auditor's
Subdivision Two Hundred Forty Nine (249) to said Government Lot 5, which
point is marked by a judicial landmark marking the Northeasterly corner of the
tract herein described; thence Southeastwardly upon and along said
Southwesterly boundary line, as extended, 168.4 feet to the point of beginning.

from I-1, Industrial District, to PUD, Planned Unit Development District. The attached
Exhibit 1 - Final General PUD Plan and Exhibit 2 - Utility/Grading Plan, Case No.
84-102-Z, are hereby ordained to be the Final General PUD Plan governing land use
and development for the above described area. Exhibit 3 - Floor Plans and Exhibit
4 - Building Image are supplemental drawings.
Section 2. The use permitted pursuant to Section 1 above and the attached
Exhibits 1 and 2 shall cease to be a permitted conforming use as of December 31,
1999; thereafter such use may continue as a lawful non -conforming use subject to
applicable city ordinances. As of January 1, 2000, the designated use for the tract
legally described above shall be high density residential and any further development
of the tract shall be in conformance with that designation as provided in the Planned
Unit Development District and ordinance.
Nothing set forth in this ordinance shall in any way limit the ability of the City
to modify from time to time as may be permitted by law, the PUD and the non-
conforming use status of the tract and uses thereon.
Section 3. This ordinance shall take effect fifteen days after its publication.
