LOUIS PARK DOES ORDAIN: Section 1. The City Council of St. Louis Park, following a public hearing, aBoulevard, by Orthe dinance ce No osition f por1671t86ns of datedCity-owned January 6, p1roperty known as Belt Line Section 2. It is hereby determined that a reasonable value of the proper- ty, listed as Parcels II and III, is Forty -Six Thousand Two Hundred Twenty Four dollars ($46,224.00). Section 3. The City shall dispose of by Quit Claim Deed Parcels II and III as listed in Ordinance No. 1671-86 to Minikanda Ministorage Limited Partnership, said property is described in Hennepin County as follows: II. That part of the Northeast Quarter of Section 6, Township 28, Range 24, Hennepin County, Minnesota laying 50.00 feet southerly of the following described line: Commencing at the Southwest corner of the Northeast Quarter of the Southwest Quarter of said Section 6; thence on an assumed bearing of South 88 degrees 47 minutes 27 seconds East along the south line of said Northeast Quarter of the Southwest Quarter 618.28 feet; thence North 30 degrees 44 minutes 36 seconds East 1185.78 feet; thence North 59 degrees 15 minutes 24 seconds West 10.00 feet; thence northeasterly 594.53 feet along a nontangential curve, concave to the southeast having a radius of 1336.71 feet and a central angle of 25 degrees 29 minutes 00 seconds, the chord of said curve bears North 43 degrees 29 minutes 06 seconds EAst; thence North 56 degrees 13 minutes 36 seconds East 49.40 feet; thence northeasterly 1183.40 feet along a tangential curve, concave to the southeast having a radius of 9632.80 feet and, a central angle of 07 degrees 02 minutes 20 seconds to the point of beginning said line; thence continue northeasterly 1206.77 feet along last described curve, concave to the southeast, having a radius of 9632.80 feet and a central angle of 07 degrees 10 minutes 40 seconds; thence North 70 degrees 26 minutes 36 seconds East, tangent to last described curve, 237.52 feet to the intersection with the east line of said Northeast Quarter and said Line there terminating. Excepting therefrom that part that lies within the east 70.00 feet of said Northeast Quarter. The plat of Beltline Business Park to the north of the abutting City property has been recorded with the Hennepin County Recorder. A document has been recorded conveying the property south of the property known as Beltline Boulevard. The following legal description will be used on the Quit Claim Deed to avoid any gaps in the description: That part of the Northeast quarter of Section 6, Township 28, Range 24, Hennepin County, Minnesota lying Northerly of the following described property: That part of the Southeast Quarter of the -Northeast Quarter of Section 6, Township 28, Range 24, West of the 4th Principal Meridian described as follows: Commencing at the Northeast corner of the Southeast Quarter of the Northeast Quarter of said Section 6, thence on an assumed bearing 2 1 1 1 of South along the East line of said Southeast Quarter of the Northeast Quarter of Section 6, a distance of 36.30 feet, thence South 70 degrees 15 minutes West a distance of 71.19 feet to a line 67.0 feet West of and parallel with the East line of said Southeast Quarter of the Northeast Quarter of Section 6, the actual point of beginning of the land to be described; thence South 70 degrees 15 minutes West a distance of 1328.92 feet to the West line of the Southeast Quarter of the Northeast Quarter of said Section 6, thence South 0 degrees 12 minutes 20 seconds East along the West line of said Southeast Quarter of the Northeast Quarter of said Section 6, a distance of 308.24 feet; thence North 70 degrees 15 minutes East a distance of 1327.75 feet to a line 67.0 feet West of and parallel with the East line of said Southeast Quarter of the Northeast Quarter of said Section 6, thence North parallel with the East line of the Northeast Quarter of the Southeast Quarter of said Section 6, a dis- tance of 308.63 feet to the point of beginning except that part of the Southeast Quarter of the Northeast Quarter of Section 6, Township 28, Range 24 which lies Northerly of a line parallel with a 40 feet Southeast- erly of the following described line: Beginning at a point on the South line of the Northeast Quarter of the Southwest Quarter of said Section 6, a distance of 618.28 feet East of the Southwest corner thereof; thence North 29 degrees 29 minutes 30 seconds East a distance of 1185.78 feet to the point of curve; thence continuing Northeasterly on a tangential curve to the right, with a radius of 1376. 71 feet, delta angle 25 degrees 29 minutes a distance of 590.08 feet; thence continuing Northeasterly tangent at last described curve, 49.40 feet to point of curve; thence continuing Northeasterly on a tangential curve to the right, with a radius of 9622.80 feet, delta angle 14 degrees 13 minutes, a distance of 2387.35 feet; thence continuing Northeasterly tangent to last described curve to the East line of Section 6, thence continuing along said line a distance of 100 feet and there terminating. And which lies Easterly of Lot 2, Block 1 and Southerly of Lot 3, Block 1, Beltline Business Park. Excepting therefrom the east 70.00 feet of said Southeast Quarter of the Northeast Quarter. Reserving however, to the City of St. Louis Park any and all necessary easements in, over, and across the northwesterly 12 feet of the above-described properties for utility and pedestrian way purposes. Section 5. The Mayor and City Manager are hereby authorize on behalf of the City to execute a Quit Claim deed for the sale and conveyance of the property to Minikanda Ministorage Limited Partnership for the sum of Forty Six Thousand Two Hundered Twenty Four Dollars ($46,224.00) as payment for the above described property. Section 6. The City Clerk is instructed to record certified copies of this ordinance in the Office of the Hennepin County Register of Deeds. 3. Section 6.
