AN ORDINANCE RELATING TO ZONING,
AMENDING ORDINANCE 730, SECTIONS 6:032,
6:062, AND 6:082 BY ADDING SUBDIVISIONS
THE CITY OF ST. LOUIS PARK DOES ORDAIN:
Section 1. Ordinance 730, Section 6:032 is amended by adding a
subdivision to read:
Section 6:032.60 - Cluster Housing - a housing development
consisting of attached or detached units each with direct
access to the outside without entrance through a common
corridor. Such units are accessible at the ground level,
are grouped or located closer together than provided for
under conventional zoning, and front, side, and rear yards
may be substantially reduced or completely eliminated.
Section 2. Ordinance 730, Section 6:062 is amended by adding a
subdivision to read:
Section 6:062.7 - Cluster housing in accordance with the
following conditions and any other conditions that the City
Council may require.
Subd. 1. The applicant shall clearly demonstrate through
his application and site plan that a superior
development would result by clustering.
Subd. 2. The site plan must take into consideration the
presence and preservation of topographic features,
wood and trees, water bodies and streams, and other
physical -ecological conditions.
Subd. 3. Suitable provisions must be made for permanently
retaining and maintaining the amenities and open
space.
Subd. 4. No more than four dwelling units shall be attached
in a single building.
Subd. 5. The density of development shall not exceed the
density allowed in the zone.
Subd. 6. Building location, building groupings, landscaping,
views to and from the units, building forms and
materials, recognition of existing development and
public facilities, and city goals and plans for the
area shall be factors considered in determining the
suitability and superiority of the proposed development.

Subd. 7. The site shall not have less than .75 acres.
Subd. 8. This section of the zoning ordinance shall not be
applied to conversion of existing dwelling units
but may be applied to site clearance and redevelopment,
or existing units may be incorporated into new
development plans when such units are not converted
or added to.
Subd. 9. There shall be 600 square feet of usable open space
for each dwelling unit.
Section 3. Ordinance 730, Section 6:082 is amended by adding a
subdivision to read:
Section 6:082.4 Cluster housing in accordance with
the conditions of Section 6:062.7.
Section 4. This ordinance shall take effect fifteen days after
its publication.

persons in its employ and subject to his direction and control during all such regular business
hours and devoted exclusively during such regular business hours to the business of the news-
paper and business related thereto (6) Said newspaper files a copy of each issue immediately
with the State Historical Society (7) Said newspaper has complied with all the foregoing
conditions for at least two years preceding the day or dates of publication mentioned below
(8) Said newspaper has filed with the Secretary of State of Minnesota prior to January 1, 1966
and each January 1 thereafter an affidavit in the form prescribed by the Secretary of State
and signed by the publisher of said newspaper and sworn to before a notary public stating that
the newspaper is a legal newspaper
